Can I buy a house before I get out of the military?

Short answer

Yes, but the lender cannot count your military pay as continuing if your separation date is within twelve months of closing. It needs evidence of income after you get out — a civilian job offer with a start date and salary, retirement orders and the expected retired pay, or a reenlistment or extension. With that in hand the purchase is ordinary. Without it, the file does not qualify on military income, no matter how strong it is today.

The VA Lenders Handbook's income chapter directs lenders to consider whether income is likely to continue, and for active-duty pay the practical trigger is an ETS or retirement date within twelve months of closing. Past that line, base pay and allowances are assumed to end, and the file has to show what replaces them.

Separating. Acceptable evidence usually means one of:

  • A written civilian job offer, non-contingent, with a start date and salary. Lenders vary on how far in the future the start can be and whether a first pay stub is required.
  • A reenlistment or extension, or a written statement of intent to reenlist with the command's confirmation of eligibility.
  • Other continuing income — a spouse's, a rating already granted, rental income — sufficient on its own.

Retiring. Simpler. Retirement orders and a retired-pay estimate document continuing income, and VA disability compensation counts once rated. The disability income answer covers the documentation.

Does a job offer letter count as income before I start?
Most lenders will accept a written, non-contingent offer with a start date and salary, especially if the start date is within a couple of months of closing, and some require the first pay stub. Ask the lender before you go under contract.
What if I am retiring, not separating?
Retired pay is continuous and documented by your retirement orders and a retired-pay estimate, so the lender counts it. Add VA disability compensation once rated. The lender qualifies you on the retired-pay amount if closing lands after the retirement date.
