Where should I buy near Fort Gordon?

Short answer
Most Fort Gordon families buy in Columbia County — Grovetown at Gate 2, and Evans and Martinez a little farther north — for the schools and the newer housing, or in west Augusta for a shorter drive at a lower band. Hephzibah and south Augusta are the value options near the southern gates. Fort Gordon was renamed Fort Eisenhower in 2023 and reverted to Fort Gordon in 2025; both names refer to the same post. The Cyber Command population means a large share of buyers are technical, civilian or contractor households with different timelines than a division post.

Fort Gordon sits on the southwest edge of Augusta, Georgia, and it is home to U.S. Army Cyber Command, the Cyber Center of Excellence and the Signal school, plus a large NSA presence. That population skews technical, and a large share of it is civilian or contractor rather than uniformed — which changes the housing market around the post. Columbia County to the north has grown fast on that demand; Richmond County, which is Augusta itself, is older, cheaper and closer to the gates.

Being stationed at Fort Gordon
Fort Gordon is the Army's Cyber Center of Excellence — Army Cyber Command headquarters, the Signal and Cyber schools, and a large National Security Agency presence — with Eisenhower Army Medical Center on post. The population is technical and skews toward permanent party, warrant officers, civilians and contractors on longer assignments than a maneuver post, plus students in the schools who mostly rent. Augusta is a mid-sized Georgia city with a low cost of living, a medical and cyber economy that has grown around the post, and suburbs in Columbia County — Evans and Grovetown — that have absorbed most of the military growth.
Where people actually live
Grovetown. At Gate 2, on the post's north side, in Columbia County. Twenty years ago a small town; now the fastest-growing part of the metro, with 2000s-to-current subdivisions, HOAs, and the shortest commute for most of the post. Columbia County schools. A mid band that rises toward Evans.
Evans and Martinez. North of Grovetown along Washington Road and Columbia Road. Columbia County's established suburbs — 1980s to 2010s housing, the county's best-regarded schools, and the highest bands in the metro outside Augusta's historic neighborhoods. Fifteen to twenty-five minutes to Gate 2.
West Augusta. Between the post and the Columbia County line — the neighborhoods off Wheeler Road, Walton Way Extension and Wrightsboro Road. 1960s to 1990s housing, a lower band than Columbia County, and a short drive to Gate 1. Richmond County schools.
South Augusta and Hephzibah. Near the southern gates off Tobacco Road and Deans Bridge Road. The lowest bands in the metro, a mix of older housing and newer subdivisions, and Richmond County schools.
Summerville and the Hill. Augusta's historic district, north of downtown. Older, higher-priced, and a full-entitlement, pre-1978 purchase with the appraisal prep that implies.
North Augusta, South Carolina. Across the river, close to downtown Augusta, and a different state. This page is Georgia-anchored.

What the VA appraisal sees in Augusta
- New construction in Grovetown and Evans: builder VA ID, warranty, builder-lender incentives worth pricing against an outside VA quote.
- Older stock in west and south Augusta and the historic district: peeling paint on pre-1978 homes, older electrical, cast-iron plumbing, roofs at end of life.
- Wood-destroying insects. A WDI inspection is standard practice on Georgia VA purchases; the older stock is where the findings are.
- Crawlspaces and moisture under the pre-1980 housing in a humid climate.
- Wells and septic in rural Columbia County toward Harlem and Appling, and in Hephzibah's outer areas. VA requires a water test and, typically, a septic evaluation.
- Drainage. The Savannah River and its creeks have mapped flood zones; some low-lying Augusta neighborhoods are in them, and flood insurance is required and escrowed if so.
Stacking the state benefit
Georgia's disabled veteran homestead exemption under O.C.G.A. § 48-5-48 removes a large, indexed amount of assessed value from all property tax levies for veterans rated 100% disabled, paid at 100% for individual unemployability, or with qualifying loss of limbs or sight — at Augusta and Grovetown price points, usually most or all of the bill. The loan side
Full entitlement means no down payment and no VA loan limit. A soldier with a VA loan still open at a prior station is working with remaining entitlement, and the second-tier scenario shows the arithmetic — at Augusta prices it almost always works without a down payment. For the large civilian and contractor population, the holding period is usually longer, which tilts the buy versus rent math toward buying; for a Signal school student or a short cyber assignment, it does not.
