Where should I buy near Fort Campbell?

Short answer

Most Fort Campbell soldiers buy in Clarksville, Tennessee — the north side closest to Gate 4 and Gate 7, the east side and Sango for newer subdivisions and the schools, and the Highway 41A and 79 corridors between. The post's main gates open onto Kentucky, but the housing market is overwhelmingly on the Tennessee side, where there is no state income tax and where a 100% disabled veteran gets property tax relief on a capped value. Oak Grove and Hopkinsville, Kentucky are closer to some gates and cheaper, but they are a different state with different rules.

Fort Campbell is home to the 101st Airborne Division and the 160th Special Operations Aviation Regiment, and it sits directly on the Tennessee–Kentucky line about an hour northwest of Nashville. The post's address is Kentucky and its main gates open toward Kentucky, but its city is Clarksville, Tennessee, which has grown around the post's southern edge into one of the fastest-growing cities in the state. The housing market is a Clarksville market, and the state line is the first thing to understand about it.

Being stationed at Fort Campbell

Fort Campbell is the 101st Airborne Division (Air Assault), the 160th Special Operations Aviation Regiment and the 5th Special Forces Group — an air-assault and special operations post with a high training and deployment tempo. Blanchfield Army Community Hospital is on post. The installation straddles the Kentucky–Tennessee line, but the housing market is overwhelmingly Clarksville, Tennessee, and that matters for taxes and for licensing: Tennessee has no state income tax on wages and this page is anchored there. Clarksville has grown fast for two decades on the strength of the post and the Nashville commute, and its housing is mostly newer subdivisions built for exactly this population.

The state line

Tennessee has no state income tax on wages and gives property tax relief to 100% disabled veterans. Kentucky has an income tax and its own, smaller veteran exemption. Title, homestead and closing rules differ. For an active-duty family the income tax difference is often moot — the Servicemembers Civil Relief Act lets you keep your state of legal residence — but for a spouse's income and for a retiree it is real. This page is anchored in Tennessee; Oak Grove and Hopkinsville are mentioned because they are close and cheaper, not because they are the same market.

Where people actually live

North Clarksville. Along Fort Campbell Boulevard (US 41A), Tiny Town Road and Peachers Mill Road, minutes from Gate 4 and Gate 7. The most rental-heavy part of the city, with 1970s to 2000s housing and a lot of investor ownership, and the lowest price band. Deep inventory, quick commute, and a former-rental condition check on most of it.

East Clarksville and Sango. East along Highway 41A, Highway 76 and Rossview Road — the family default. 1990s to current subdivisions, newer schools, and a ten-to-twenty-minute drive to the gates. Rossview and Sango carry the higher bands in the city.

St. Bethlehem and the Highway 76 corridor. Central-east, around the retail core and I-24. Established 1980s and 1990s neighborhoods at a mid band and reasonable access to both the post and Nashville.

Woodlawn, Palmyra and rural Montgomery County. West and south, larger lots, wells and septic, and a longer drive. Acreage buyers and families who want out of the subdivisions.

Oak Grove and Hopkinsville, Kentucky. At the Kentucky-side gates. Lower-priced, smaller, and a different state.

What the VA appraisal sees in Clarksville

  • Former rentals. A large share of north Clarksville has been a rental for a decade or more; deferred maintenance in roofs, HVAC and water heaters is the pattern. The MPRs are a safety-and-soundness floor, but an inspection matters here.
  • New construction in Sango, Rossview and the east side: builder VA ID, warranty, and builder-lender incentives worth pricing against an outside quote.
  • Crawlspaces and moisture under the pre-1990 housing in a humid climate; wood-destroying insect findings in the same stock — a WDI inspection is standard practice on Tennessee VA purchases.
  • Wells and septic in Woodlawn, Palmyra and rural Montgomery County. VA requires a water test and, typically, a septic evaluation.
  • Sinkholes and karst. Middle Tennessee limestone. Not a routine MPR item, but a known sinkhole on the lot is a safety and value issue the appraiser will note.

Stacking the state benefit

Tennessee's property tax relief program under Tenn. Code Ann. § 67-5-704 reimburses a qualifying disabled veteran — 100% permanent and total, or paid at the 100% rate for individual unemployability, or with certain service-connected disabilities — for the tax on a capped portion of the home's value. It is relief on a capped amount, administered through the county trustee, not a blanket exemption, and the cap and mechanics are on the Tennessee benefits page. Tennessee has no state income tax on wages. The federal funding fee exemption applies at any compensable rating.

The loan side

Fort Campbell is both a first-assignment post and a repeat one, so both entitlement cases show up. Full entitlement means no down payment and no VA loan limit. A soldier with a VA loan still open at a prior station is working with remaining entitlement, and the second-tier scenario shows the arithmetic — at Clarksville prices it almost always works without a down payment.
