Where should I buy a house near MacDill AFB?

Short answer
MacDill sits at the tip of the South Tampa peninsula, so the closest housing is South Tampa itself — Ballast Point, Interbay, Bayshore — which is also the highest price band and the most flood-exposed. Brandon, Riverview and Apollo Beach to the southeast are where most families with a mid-band budget buy, on the Selmon Expressway or US 301, and St. Petersburg across the Gandy Bridge is the option people forget. In Tampa the flood zone and the insurance quote decide the payment as much as the price does.

MacDill Air Force Base occupies the southern tip of the peninsula that South Tampa sits on, surrounded by water on three sides. It is home to U.S. Central Command and U.S. Special Operations Command, which means the population is heavier on senior officers, joint staff, contractors and retirees than almost any other base — and the housing market reflects it. Where you should buy is a function of the commute down the peninsula and, more than anywhere else on this site, of water.
Being stationed at MacDill
MacDill is home to U.S. Central Command, U.S. Special Operations Command and the 6th Air Refueling Wing, which means the population skews toward joint-staff officers, senior NCOs, special operations staff and a large contractor and retiree community rather than a single flying wing. Joint-staff tours are two to three years and often lead to another headquarters assignment; a fair number of people retire out of MacDill and stay. The base sits at the end of the South Tampa peninsula, so the commute is a single corridor down Dale Mabry or Bayshore, and everything about housing here runs through Tampa's water — flood zones, wind insurance and the price of being close to the bay.
Where people actually live
South Tampa. Everything south of Kennedy Boulevard on the peninsula: Ballast Point and Interbay closest to the gate, Bayshore along the water, Palma Ceia, Hyde Park and Davis Islands toward downtown. Old Tampa's best neighborhoods, a mix of 1920s bungalows, 1950s ranches and new construction replacing them, and the highest price band in the metro. Much of Interbay, Ballast Point and the bayfront is in a special flood hazard area, and the 2024 hurricanes put water in a lot of it. For full-entitlement buyers with the budget, it is the answer; the flood and insurance math has to be done first.
Brandon and Valrico. East of Tampa on the Selmon Expressway or I-75, twenty-five to forty minutes to the gate. Established 1980s to 2000s suburbs, the schools families move for, and a mid-band price. The Selmon is tolled and it is the commute.
Riverview and Apollo Beach. Southeast along US 301 and I-75, the metro's largest new-construction area: master-planned communities with HOAs and CDD fees, thirty to forty-five minutes to the gate depending on the Selmon. Apollo Beach is on the bay and adds flood exposure; Riverview is inland.
Westchase, Carrollwood and the northwest. Up the Veterans Expressway, a tolled road that runs to the Dale Mabry corridor and down to the gate. Established suburbs at a mid-to-upper band with a long commute.
St. Petersburg and the Gandy corridor. Across the Gandy Bridge, which lands near the gate. St. Petersburg's neighborhoods offer a different set of price bands, and the commute is shorter than most of Hillsborough County. Flood and insurance considerations mirror South Tampa's.
Wesley Chapel and Pasco County. Far north. The most house for the payment, CDD fees, and a commute that is only reasonable for someone with flexible hours.

Flood, wind and insurance: the Tampa payment
Hazard insurance is not a VA appraisal item, but in Tampa it is the gate the whole transaction passes through. The lender requires a hazard policy in place at closing and flood insurance if the home is in a special flood hazard area. After the 2024 hurricane season, premiums rose, some carriers pulled back, and older roofs became hard to insure at all. Before you remove contingencies: get the flood zone and elevation certificate, get an insurance quote that includes wind, and get the roof age. A four-point inspection and a wind mitigation report are standard here and they change the premium. All of it runs through escrow and qualifying ratios.
What the VA appraisal sees in Tampa
- Roofs. Insurers effectively cap the age of a roof they will write, and the appraiser notes condition and remaining life. An older roof can stall a deal on the insurance side before the MPR side.
- Flood zones. Required flood insurance, escrowed. The appraisal reports the zone; the elevation certificate sets the premium.
- Older South Tampa stock. Peeling paint on pre-1978 homes, cast-iron plumbing, older electrical, crawlspace moisture on the bungalows.
- Wood-destroying insects. Florida is termite country; a WDI inspection is standard practice on VA purchases.
- New construction in Riverview and Apollo Beach: builder VA ID, warranty, and builder-lender incentives worth pricing against an outside VA quote.
Stacking the state benefit
Florida exempts the homestead of a veteran rated 100% permanent and total from property tax entirely under § 196.081, gives a partial exemption at any rating of 10% or more under § 196.24, and discounts the bill by the disability percentage for veterans 65 and older with a combat-related disability under § 196.082. In a state with no income tax, that is the retiree math — and MacDill has a large retiree population for a reason. The loan side
MacDill's buyer pool skews senior, which means two things show up more often here than at most bases: purchases above the conforming limit, where full entitlement's absence of a loan limit matters, and buyers with a VA loan still open elsewhere, where the second-tier calculation decides how much a second loan can carry.
