Where should I buy near Fort Riley?

Short answer

Fort Riley soldiers buy in Junction City, which sits at the main gates and has the lowest bands, or in Manhattan, the university town fifteen to twenty minutes east on K-18 that has the schools, the amenities and the higher prices. Ogden and Grandview Plaza are small and at the gates; Milford is the lake option; Wamego is the small-town option east of Manhattan. The market is rental-heavy, built in waves that track the post's population, and one of the least expensive on this site.

Fort Riley is home to the 1st Infantry Division, on the Kansas River in the Flint Hills between Junction City and Manhattan. It is a division post in a small market: Junction City at the gates, Manhattan and Kansas State University fifteen miles east, and a handful of small towns and a lake between them. The housing market is inexpensive, rental-heavy, and has a specific history — Junction City overbuilt in the late 2000s — that a buyer should know before writing.

Being stationed at Fort Riley

Fort Riley is the 1st Infantry Division — the Big Red One — with Irwin Army Community Hospital on post and a training and rotation tempo typical of a heavy division. It sits between Junction City, the garrison town at the gate, and Manhattan, the Kansas State University college town twenty minutes east where most families who want the schools and the amenities end up. Kansas is inexpensive, the winters are real, and the market is thin enough that a division rotation moves it.

Where people actually live

Junction City. The post's city, at the Henry and Trooper gates. Older housing near the core, large late-2000s subdivisions on the south and west sides built for growth that arrived unevenly, and the lowest bands in the area. Geary County schools. Deep inventory, a lot of investor ownership, and a commute in minutes.

Grandview Plaza and Ogden. Small towns at the gates — Grandview Plaza on the Junction City side, Ogden between the post and Manhattan. Low-priced, small, and minutes from a gate.

Manhattan. The university town, fifteen to twenty minutes east on K-18. Kansas State, the amenities, Manhattan-Ogden schools, and the highest bands in the area. West Manhattan's newer subdivisions are the family default; the older neighborhoods near campus are student-rental territory.

Milford. North of Junction City on Milford Lake. Larger lots, lake access, wells and septic, and a lifestyle choice a short drive from the north gates.

Wamego and St. George. East of Manhattan on Highway 24. Small-town, lower-priced, newer subdivisions, and a thirty-to-forty-minute commute.

Abilene and Chapman. West on I-70. Small towns with low prices and a twenty-five-to-thirty-five-minute drive.

What the VA appraisal sees in the Flint Hills

  • Former rentals and overbuilt subdivisions in Junction City: deferred maintenance in roofs, HVAC and water heaters; some late-2000s construction with builder-quality issues. The MPRs are a safety-and-soundness floor; an inspection matters here.
  • Roofs. Kansas hail and wind; condition and remaining life on the MPR side, age on the insurance side.
  • Basements. Common, and water intrusion is the usual finding.
  • Older stock in Junction City's core and near the Manhattan campus: peeling paint on pre-1978 homes, older electrical and plumbing.
  • Wells and septic around Milford, Ogden's edges and rural Geary and Riley counties. VA requires a water test and, typically, a septic evaluation.
  • Flood zones along the Kansas and Republican rivers and around Milford Lake; flood insurance required and escrowed if in a special flood hazard area.
  • Wood-destroying insects. A WDI inspection is common practice on Kansas VA purchases.

Kansas's veteran property tax benefit

Kansas does not exempt disabled veterans from property tax outright. Its Homestead Property Tax Refund under K.S.A. 79-4501 and following includes a provision for veterans rated 50% or more disabled, subject to household income and home value limits, and it is claimed annually through the Kansas Department of Revenue. It is a refund of tax paid, not a reduction of the bill, so it does not change the escrow payment. The federal funding fee exemption applies at any compensable rating regardless of state.

The loan side

Fort Riley prices mean entitlement is almost never the constraint. A first purchase with full entitlement means no down payment; a soldier with a VA loan still open at a prior station is working with remaining entitlement, and the second-tier scenario works without a down payment at these prices in nearly every case. Fort Riley is a market where the buy versus rent question deserves a real answer: prices are low, rents are low, inventory is deep, and appreciation has been slow — a three-year hold with a sale at the end has to overcome the exit costs in a flat market, and it often does not.
