Where should I buy a house near Fort Benning?

Short answer
Most Fort Benning families buy in north and east Columbus — Midland and the neighborhoods off Veterans Parkway and Macon Road — or in Harris County to the north for larger lots and the schools, with a commute down I-185 to the main gate. Phenix City and Fort Mitchell across the river in Alabama are closer to some gates and cheaper, but they are a different state, and this page is anchored in Georgia. Fort Benning was renamed Fort Moore in 2023 and reverted to Fort Benning in 2025; both names refer to the same post.

Fort Benning sits on the Chattahoochee River at the south edge of Columbus, Georgia, with I-185 running straight from the city into the main gate. It is the home of the Maneuver Center of Excellence — Infantry and Armor schools, Airborne, Ranger — which means a very large training population that does not buy houses, and a permanent-party and instructor population that does. The river is the Alabama line, and Phenix City on the far bank is part of the same metro but not the same state.

Being stationed at Fort Benning
Fort Benning is the Maneuver Center of Excellence — the Infantry and Armor schools, one-station unit training, Airborne School, Ranger School and the 75th Ranger Regiment's headquarters — which makes it one of the largest training posts in the Army. The trainees and students cycle through in weeks or months and do not buy houses. The people who do are the cadre, drill sergeants, instructors, permanent-party units and a large civilian and contractor workforce, most on two- to three-year assignments. Martin Army Community Hospital is on post; the Chattahoochee and I-185 organize the city. Columbus is a mid-sized Georgia city with a low cost of living and a housing market that has been built around the post for a century.
Where people actually live
North Columbus and Midland. The default answer. The subdivisions off Veterans Parkway, Macon Road and the Highway 80 corridor toward Midland are 1990s to 2020s housing, with the newer construction farthest north and east. The commute is Veterans Parkway or Macon Road to I-185 and south to the gate, twenty to thirty minutes. Muscogee County School District, with the specific school varying by neighborhood.
East Columbus. Closer to the post along Buena Vista Road, Cusseta Road and St. Marys Road: older 1950s to 1980s housing, the lowest price band in the city, and the shortest commute to the main gate and to Sand Hill.
Green Island Hills, Overlook and the historic core. The higher band — older custom homes on the north side and the restored historic neighborhoods near downtown. Full entitlement territory, and pre-1978 housing that needs appraisal prep.
Harris County — Cataula, Ellerslie, Hamilton. North of Columbus up I-185, with larger lots, newer custom and semi-custom homes, and the Harris County schools that draw families out of the city. The commute is I-185 end to end, thirty to forty minutes, and a lot of the county is on wells and septic.
Phenix City, Fort Mitchell and Smiths Station, Alabama. Across the river. Fort Mitchell is close to the post's southern gates; Phenix City and Smiths Station are close to downtown Columbus. Cheaper, and a different state: Alabama's veteran property tax exemption, Alabama income tax, Alabama title and homestead rules, and a lender licensing question. This page is Georgia-anchored.

What the VA appraisal sees in Columbus
- Older stock. East Columbus and the historic neighborhoods carry pre-1978 homes with peeling paint, older wiring, cast-iron sewer laterals and roofs at end of life — all standard MPR items.
- Wood-destroying insects. A WDI inspection is standard practice on Georgia VA purchases; the older housing is where the findings are.
- Crawlspaces and moisture under the pre-1980 homes in a humid climate.
- Wells and septic in Harris County and rural Muscogee. VA requires a water test and, typically, a septic evaluation.
- Drainage. The Chattahoochee and its creeks have mapped flood zones; some east and south Columbus neighborhoods are in them, and flood insurance is required and escrowed if so.
Stacking the state benefit
Georgia's disabled veteran homestead exemption under O.C.G.A. § 48-5-48 removes a large, indexed amount of assessed value from all property tax levies for veterans rated 100% disabled, paid at 100% for individual unemployability, or with qualifying loss of limbs or sight — at Columbus price points, usually the entire bill. Muscogee County also freezes the assessed value of a homestead at purchase for property tax purposes, a local feature worth confirming with the tax assessor. The loan side
Benning's permanent-party and instructor population is mostly on a second or third assignment, so the common case is a VA loan still open somewhere else.
