Where do sailors live near NAS Jacksonville?

Short answer
NAS Jacksonville sailors buy on the Westside and in Clay County — Orange Park, Fleming Island and the Oakleaf and Argyle Forest area — because the base is on the St. Johns River's west bank and those are the short commutes. Mayport sailors buy at the Beaches — Atlantic Beach, Neptune Beach, Jacksonville Beach — and in Intracoastal West and Arlington. The two bases are on opposite sides of a large city, so Mandarin and the Southside are the hedge — and at the Beaches especially, Florida's flood and insurance math is part of the payment.

Naval Air Station Jacksonville sits on the west bank of the St. Johns River on the city's Westside, next to Orange Park. Naval Station Mayport sits at the mouth of the river on the Atlantic, next to Atlantic Beach, about thirty miles away across the whole of Jacksonville. They share a city and not a commute, and the housing market around them splits into the Westside and Clay County for NAS Jax, the Beaches and Intracoastal West for Mayport, and Mandarin and the Southside for anyone hedging.
Being stationed at NAS Jacksonville or Mayport
NAS Jacksonville is a maritime patrol and helicopter base — the P-8 squadrons, the helicopter maritime strike squadrons and Naval Hospital Jacksonville — with a squadron deployment rhythm and a large maintenance and training population. Naval Station Mayport, thirty miles east on the Atlantic, is a surface-ship homeport with an amphibious ready group and destroyers, so Mayport families live with sea duty and the deployments that come with it. Sailors rotate between the two often enough that Mandarin and the Southside exist as a hedge. Jacksonville has a large Navy retiree population, a low cost of living for a coastal metro, and a housing market where the flood zone and the roof age are part of every conversation.
Where people actually live
NAS Jacksonville: Orange Park, Fleming Island, Oakleaf. Orange Park is directly south of the base on US 17 and the closest suburban housing — 1960s to 1990s stock, a mid-to-lower band, and a short commute. Fleming Island, farther south in Clay County, is the newer master-planned answer with Clay County schools, HOAs and CDD fees. Oakleaf Plantation and Argyle Forest, west of the base off Blanding Boulevard, are large 2000s and 2010s communities that reach the base without the US 17 traffic. Middleburg and Green Cove Springs are the rural and small-town options farther out.
Mayport: the Beaches and Intracoastal West. Atlantic Beach is next to the gate; Neptune Beach and Jacksonville Beach run south along the coast. Older beach cottages, 1970s to 1990s housing, new construction replacing both, and the highest price bands in the metro. Intracoastal West — the neighborhoods along Atlantic Boulevard, Beach Boulevard and Hodges — is the mid-band option a short drive inland. Arlington, along the river's south bank closer to downtown, is older and lower-priced with a reasonable Mayport commute via the Wonderwood Connector or Atlantic Boulevard.
The hedge: Mandarin, the Southside, Nocatee. Mandarin and the Southside are Jacksonville's central-south suburbs, roughly thirty minutes to either base on I-295 and the Buckman Bridge. Nocatee, in St. Johns County south of the Beaches, is a large master-planned community with St. Johns County schools, CDD fees and a higher band; it is popular with dual-income and officer households who want the schools and can live with a longer drive to NAS Jax.

Flood, wind and insurance
At the Beaches and along the river, the flood zone and the insurance quote are part of the payment. The lender requires hazard insurance in place at closing and flood insurance if the home is in a special flood hazard area; after the 2024 hurricane season the Florida insurance market tightened and roof age became the practical gate for coverage. Get the flood zone, the elevation certificate, a wind-inclusive quote and the roof age before you remove contingencies. A four-point inspection and wind mitigation report are standard and change the premium.
What the VA appraisal sees in Northeast Florida
- Roofs. Condition and remaining life on the MPR side; age on the insurance side. Both can stall a deal.
- Flood zones at the Beaches, along the St. Johns, and in low-lying Arlington and Orange Park.
- Wood-destroying insects. A WDI inspection is standard practice on Florida VA purchases; older Orange Park and Arlington stock is where the findings are.
- Older housing at the Beaches and in Arlington: peeling paint on pre-1978 homes, older electrical and plumbing.
- Wells and septic in Middleburg, Green Cove Springs and rural Clay and St. Johns counties. VA requires a water test and, typically, a septic evaluation.
- New construction in Oakleaf, Fleming Island and Nocatee: builder VA ID, warranty, and builder-lender incentives worth pricing against an outside VA quote.
Stacking the state benefit
Florida exempts the homestead of a veteran rated 100% permanent and total from property tax under § 196.081, gives a partial exemption at any rating of 10% or more under § 196.24, and discounts the bill by the disability percentage for veterans 65 and older with a combat-related disability under § 196.082 — in a state with no income tax. The loan side
Jacksonville's price bands mean full entitlement is rarely the constraint outside the Beaches and Nocatee, where no VA loan limit matters. The more common case is a sailor with a VA loan still open at a prior homeport, which is a second-tier calculation.
