I have orders to JBSA. Where should I live in San Antonio?

Short answer

San Antonio is three posts under one joint base at three corners of a large city, and the neighborhood follows the post: Schertz, Cibolo and Universal City for Randolph on the northeast; Alamo Ranch and the West 1604 corridor for Lackland on the west; Alamo Heights, Terrell Hills and the Northeast Side for Fort Sam Houston in the center. If your assignment may move between posts, pick the Loop 1604 or I-35 corridor that splits the difference. Your grade sets the band inside that, and the items that change the payment here are the county line — Bexar, Guadalupe and Comal tax differently — Texas Vet pricing, and the disabled-veteran property tax exemption.

San Antonio gets a lot of first assignments, a lot of training pipelines, and a lot of people who buy near the wrong post because the joint base's name hides the fact that it is three installations forty-five minutes apart. The city is affordable by military-market standards and the Texas benefits are real, so buying often makes sense — but only once you know which post you actually drive to. This page is the version a loan officer would give you.

First: which post

Randolph — northeast. Universal City sits at the gate; Schertz and Cibolo are the family towns a few minutes further out, across the Guadalupe County line, and Converse is the value option. The JBSA guide covers each, and its BAH page has the official rate by grade next to what rent costs and which neighborhoods that allowance reaches.

Lackland — west. Alamo Ranch and the West 1604 corridor are the newer master-planned tracts fifteen to twenty-five minutes from the gates; the older neighborhoods closer in are the lower band.

Fort Sam Houston and BAMC — center. Alamo Heights and Terrell Hills are the premium band minutes from the gates; the Northeast Side and Windcrest are the middle band for the same commute.

If your assignment may move between posts, the JBSA guide has a section on the cross-town problem; the short version is to live on the Loop 1604 or I-35 corridor and accept a longer drive to whichever post you are not at.

Second: what your grade owns here

BAH is set for the San Antonio housing area by grade and dependency status and resets every January. The honest pattern:

Run the BAH-to-payment calculator with the tax rate for the county and district the house is actually in, and read the buy versus rent page. San Antonio's rent-versus-own gap is narrow enough that a three-year tour with a plan to keep the house as a rental usually favors buying.

Third: what changes when you arrive from somewhere else

  • The county line. Bexar, Guadalupe and Comal counties, and the school and utility districts inside them, tax at different rates, and a new subdivision may carry a MUD or PID on top. Two houses at the same price on opposite sides of a county line can carry different payments; the JBSA guide has a section on it.
  • Texas Vet and the exemption. Texas Vet. The Texas Vet loan is not a VA loan — it is a separate Veterans Land Board program, funded by state bonds, with its own weekly-set interest rate. It is originated alongside VA, FHA or conventional financing through a VLB-approved lender, so the real comparison is a VLB-plus-VA structure against a plain VA loan. Price both on the same day. The Texas page covers the program and the property tax exemption — at a 100% rating, a homestead here pays no property tax.
  • Foundations. The clay moves, and the VA appraiser looks at slabs and drainage.
  • The house you are leaving. A VA loan kept on the last house means this purchase runs on remaining entitlement; the entitlement calculator shows whether a down payment enters.

The sequence

  1. Orders in hand → pre-approval on the orders and the San Antonio BAH (orders as income), COE pulled, entitlement math done if you own a house elsewhere.
  2. Pick the post — or the corridor, if the post may change — then two or three neighborhoods from the guides, then the house-hunting leave plan.
  3. Write with the escape clause, get the county and district tax rate in writing, price Texas Vet against the plain VA quote, and let the lender order the VA appraisal on ratification.
  4. Close on arrival or by power of attorney; occupy within sixty days.
