Hope Mills is where a lot of Fort Bragg families land when they want a subdivision house at a moderate price and a small-town core, a few minutes farther from the gates than Fayetteville. The stock is mostly 1990s to 2010s single-family with HOAs on the newer streets, the commute to the south side of the post is twenty to thirty minutes, and the price band sits between Fayetteville's gate neighborhoods and Moore County. Hope Mills is a town of about twenty thousand on the south edge of Fayetteville, built around a rebuilt mill lake and a small downtown, and surrounded by the subdivisions that Fort Bragg's growth put there over the last thirty years. It is a step down in price from Moore County and a step up in setting from the gate neighborhoods, and a lot of mid-career families choose exactly that middle.
Who lives here and why
The buyers are NCOs, officers and civilians on their second or third Bragg assignment who want a newer house, a yard and a town that is not a garrison strip. The housing is mostly 1990s to 2010s single-family in named subdivisions off Camden Road, Rockfish Road and Elk Road, with HOAs on the newer ones, plus older housing near the lake and the old mill village. Cumberland County Schools serve it. The downside is the commute — Hope Mills is south of the city and the post is north and west of it — and drainage on the low ground near the lake and the creeks, which is why the flood map is worth a look here more than elsewhere in the county.
The commute

Housing stock and what the appraiser sees
Subdivision-era findings dominate: roofs on the 1990s stock, HVAC, and HOA dues in the ratios. Flood zones and drainage around Hope Mills Lake, Rockfish Creek and Little Rockfish Creek require flood insurance where mapped and a look at the lot where not. Wood-destroying insects — a WDI inspection is standard practice in North Carolina. Former rentals are common here too, and condition varies.
