Is Monument a good place to buy for the Air Force Academy?

Short answer
Monument is the Air Force Academy's town: the Tri-Lakes area at the north end of the metro, with Lewis-Palmer District 38 schools, larger lots, pines, and a price band above most of Colorado Springs. It is fifteen to twenty-five minutes to the Academy's north gate and a genuinely long drive to Fort Carson or Peterson, so it is an Academy and north-side answer, not a Carson one. The VA-specific issues are rural ones — wells and septic on many lots, wildfire insurance in the Black Forest and forested areas — and a price band where full entitlement starts to matter.

Monument is the small town at the north end of the Colorado Springs metro, just past the Air Force Academy on I-25, at the center of the Tri-Lakes area — Monument, Palmer Lake and Woodmoor — with Black Forest to the east. It is higher, colder and more wooded than the city, the lots are bigger, and it is where Academy families and north-side commuters go for the schools and the setting.
Who lives here and why
Academy faculty and staff, officers on north-side assignments, Denver commuters and a large retiree population. Lewis-Palmer District 38 is the draw for families, and the housing is 1980s–2020s custom and semi-custom on half-acre to several-acre lots, with newer tracts in Jackson Creek and along the interstate for buyers who want a conventional subdivision. The setting is the point — ponderosa pines, views of Pikes Peak, deer in the yard — and the price band reflects it. It is not a Fort Carson neighborhood: a soldier at Carson living in Monument is committing to forty-five minutes to an hour each way, more in snow, and most do not.
The commute
The Academy's north gate is fifteen to twenty-five minutes down I-25, which is the whole case for Monument. Peterson is thirty-five to forty-five minutes and Fort Carson forty-five to sixty; the Fort Carson guide maps the metro by installation and Monument sits at the wrong end of it for the south-side posts. I-25 through Monument Hill is the highest point on the corridor and closes or crawls in winter storms more often than the map suggests; plan for that, not for the summer drive.
Housing stock and what the appraiser sees
This is where VA's rural rules apply. A private well requires a water quality test from an approved lab, sampled by a third party; a septic system requires an evaluation in most cases; and the appraiser confirms setbacks and year-round legal access, which on a private road means a recorded easement and, ideally, a maintenance agreement. Acreage has to be valued as residential with comparable sales. Hail roofs, expansive soils and radon apply here as everywhere on the Front Range. Newer tracts sit in metro districts whose mill levies run through the tax bill and your ratios. The issue that has changed the market is wildfire insurance: in Black Forest, Woodmoor and the forested lots around Monument, admitted carriers have tightened, and the lender requires a hazard policy in force at closing. Get the quote when you go under contract, not at the end.
The loan angle
Monument prices are high enough that entitlement matters. With full entitlement there is no VA loan limit and no down payment at any price the appraisal supports. A buyer with a VA loan still open at the last station is in the second-tier calculation, and at Tri-Lakes prices a down payment can appear where it would not in Fountain — the entitlement calculator shows the number by county. Insurance and any metro-district levy belong in the payment before you decide what the allowance carries; the BAH-to-payment calculator takes both. Colorado's disabled-veteran exemption — 50% of the first tier of value for 100% permanent-and-total or individual-unemployability ratings — is on the Colorado benefits page, and it is worth proportionally less on a higher-value home.
