Are Ogden or Wamego good places to buy near Fort Riley?

Short answer
Ogden and Wamego are the two small-town answers on opposite sides of Manhattan: Ogden sits at Fort Riley's Ogden gate — minutes from the base, the lowest prices in the area, a rental-heavy small town — while Wamego is east of Manhattan on Highway 24, a real small town with newer subdivisions, lower prices than Manhattan, and a thirty-to-forty-minute commute chosen for the setting. Both put the loan well inside a Fort Riley BAH, and both trade something for the price. This page is educational — its author is not licensed in Kansas.

- Ogden to the Ogden gate minutes, main gates 10–15; Wamego to the gates 30–40 via Highway 24 and K-18
- Housing stock
- Ogden: small, mixed, older with some newer; Wamego: older core plus 2000s–2020s subdivisions; rural lots around both
- Price band
- Ogden lowest in the area; Wamego below Manhattan, above Junction City
The Flint Hills have a string of small towns along the Kansas River, and two of them matter to Fort Riley buyers for opposite reasons. Ogden is at a gate — the closest housing to the post that is not Junction City, and the cheapest in the area. Wamego is on the far side of Manhattan, chosen by families who want a small town with its own schools and accept a long drive to get it. The Fort Riley guide sets both in the wider market.
Who lives here and why
Ogden draws soldiers who want minutes to a gate at the lowest possible price and do not need Manhattan's amenities next door; it is small, rental-heavy, and served by Manhattan-Ogden schools. Wamego draws families who want a small-town setting, Wamego's own school district, and newer subdivisions priced below Manhattan; the trade is thirty to forty minutes each way, which is a real cost on a training-heavy post. Rural lots around both towns are on wells and septic.
The commute
Ogden's gate is minutes from town; the main gates are ten to fifteen. Wamego is Highway 24 west to Manhattan, then K-18 to the post — thirty to forty minutes, longer in winter weather.
Housing stock and what the appraiser sees
Wells and septic on rural lots require VA's water quality test and septic evaluation. Hail roofs as everywhere in Kansas. Former rentals in Ogden carry deferred maintenance worth an inspection. Kansas River flood zones touch the low ground near both towns; check the zone. New construction in Wamego's subdivisions brings the builder VA ID and warranty requirements. The appraisal page covers conditions.
The loan angle
At either town's prices, full entitlement never binds and a second VA loan on remaining entitlement clears without a down payment — the entitlement calculator will confirm it. The BAH-to-payment calculator with the county rate shows the Fort Riley BAH carrying either with a wide margin. The real question is what the price buys: in Ogden, proximity in a thin resale market; in Wamego, a town at the cost of a long drive. The buy versus rent page is the honest framework for a short tour, and the renting-out page covers keeping the house at the next PCS. A Kansas-licensed loan officer handles the file.
