Short answer
Atlantic Beach is next to the Mayport gate and Neptune Beach is the next town south, and together they are the shortest commute to the naval station and the highest price band in the Jacksonville metro. The housing runs from older beach cottages to new construction replacing them, and much of it is in a flood zone with wind exposure that prices into every insurance quote since 2024. For a VA buyer with full entitlement the band is a no-down-payment purchase with no VA loan limit; on remaining entitlement it usually produces a down payment.

Atlantic Beach begins at Naval Station Mayport's fence line and runs south along the ocean into Neptune Beach, and then Jacksonville Beach beyond. These are small, independent beach cities — their own halls, their own police — with a housing stock that started as 1940s cottages and has been steadily replaced by larger new construction as prices climbed. They are the Mayport neighborhood in the most literal sense, and they are the most expensive place a sailor in Jacksonville can choose to live.
Who lives here and why
Mayport's surface-ship and helicopter-squadron officers and senior NCOs, dual-income households, and the retirees who came for the beach. The draw is the commute and the ocean. The trade is the price band and the water — a special flood hazard area covers much of both towns, and wind exposure on the coast has made insurance the deciding line on a lot of payments since the 2024 storms.
The commute
Five to fifteen minutes to the Mayport gate up Mayport Road from anywhere in Atlantic Beach, a few more from Neptune Beach. NAS Jacksonville is forty-five minutes to an hour across the entire city, which is why a sailor likely to rotate there looks at Mandarin instead.
Housing stock and what the appraiser sees
Two lists. The appraisal list on the older cottages is the usual: peeling paint pre-1978, original electrical and plumbing, roofs at end of life, termites and a WDI inspection as standard practice. The insurance list decides the deal: a home in a special flood hazard area carries required, escrowed flood insurance priced by its elevation certificate; wind coverage prices by roof age and a wind-mitigation report; and some carriers have pulled back from the Beaches since 2024. Get the zone, the elevation certificate, the roof age and a wind-inclusive quote before you remove contingencies. The loan angle
This is where full entitlement's absence of a VA loan limit matters in Jacksonville: a no-down-payment purchase reaches the Beaches band; a purchase on remaining entitlement, with a VA loan still open at a prior homeport, usually produces a real down payment under the second-tier calculation, and the entitlement calculator will show the number.
