Gurnee is where most Great Lakes staff with a mid-band budget buy: 1980s-to-2000s subdivisions along Grand Avenue and I-94, ten to fifteen minutes from the gates, with the county's retail and the Woodland and Warren Township schools. It is priced above North Chicago and Waukegan and below Libertyville, and the number that decides the payment here is not the price but the Lake County property tax bill, which is among the highest in the country. For a VA buyer with a 70%-or-higher rating, Illinois's exemption removes a large, statute-set amount of equalized assessed value — on a typical Gurnee house, most or all of the bill.

Gurnee is the suburb directly west of the base — Grand Avenue runs from the gates through the village to I-94 — and it is the retail center of Lake County, which is why it is where a lot of Great Lakes staff end up: the stores, the interstate and the schools are all here, at a price between the older lakefront cities and the premium suburbs farther west.
Who lives here and why
Recruit Division Commanders, instructors, hospital and headquarters staff on two-to-three-year tours, and the large civilian and contractor population at the base. The draw is a 1980s-to-2000s three- or four-bedroom in a subdivision with good schools and a short commute, in a village with everything a family needs. The trade is Illinois: Lake County's effective property tax rate is among the highest in the country, and the bill on a mid-band Gurnee house is a large share of the monthly payment — larger than the difference in price between Gurnee and Waukegan. The commute
