Short answer
Bonaire is where Houston County families with a mid-to-upper budget have been buying for twenty years: 2000s-to-current subdivisions south of Warner Robins along Highway 247 and Highway 96, the county schools people ask for by name, HOAs on nearly everything, and a ten-to-fifteen-minute drive to the gates. It costs more than Warner Robins for newer construction and the school zones. For a VA buyer the checks are the HOA, the builder's VA ID and lender incentive on a new build, and lot drainage on the flat clay.

Bonaire is unincorporated Houston County south of Warner Robins, along Highway 247 toward Perry and Highway 96 toward Kathleen. It was farmland and a crossroads until the 2000s; it is now the county's largest concentration of newer subdivisions, and its schools are the reason.
Who lives here and why
Senior NCOs, officers, depot civilians and contractors with families, and a lot of retirees from the base who wanted a new house near the old job. The draw is a 2000s-or-newer three- or four-bedroom in the school zones Houston County families prefer, with a commute short enough that the extra ten minutes over Warner Robins does not register. Bonaire and Kathleen next door are the same market at slightly different price points; Bonaire is closer to the base and to Perry. The trade is the HOA on nearly every subdivision and a landscape of subdivisions rather than a town.
The commute
Ten to fifteen minutes to the gates north on Highway 247 to Russell Parkway. Perry and I-75 are ten minutes south; Macon is thirty minutes. The Robins guide maps the county by direction.
Housing stock and what the appraiser sees

What the appraiser and the inspector look at: 2000s roofs approaching replacement age, drainage on flat clay lots after a hard rain, wood-destroying insect findings (a WDI inspection is standard practice on Georgia VA purchases), and septic systems on the few older large lots, which bring VA's septic evaluation. Robins is a long-tour and repeat-assignment base, so a buyer with a VA loan open elsewhere runs the second-tier calculation, which clears at this band.
