Jacksonville wraps Camp Lejeune's main gate and the Piney Green gate, and it has every price band the market offers within minutes of both — the neighborhoods off Western Boulevard, Gum Branch Road and Piney Green Road are 1970s-to-current, heavily investor-owned, and turn over with every MEU deployment cycle. For an NCO or officer family who wants the shortest commute at the lowest Onslow County price, it is the practical choice; the condition of a former rental is what to inspect. Jacksonville is a garrison city in the plainest sense: it grew around the main gate, its economy is the base, and its housing market rises and falls with the Marine Expeditionary Units that leave and return. Who lives here and why
Junior Marines are in the barracks; the buyers in Jacksonville are NCOs, staff NCOs, officers and the naval hospital's medical families who want the shortest commute and the lowest price. The neighborhoods off Western Boulevard and Gum Branch Road are the 1970s-to-2000s core; the newer subdivisions on the west side toward Richlands are where the growth went. The honest downside is that a large share of what is for sale has been a rental for a decade — and that the deployment rhythm means the household left at home is the one living in the house for months at a stretch.
The commute
Minutes. The main gate is at the south edge of the city; Piney Green is on the east side; MCAS New River is across the river to the west, ten to twenty minutes from most neighborhoods. Highway 17 and Highway 24 carry everything.
Housing stock and what the appraiser sees
Former rentals carry deferred maintenance in roofs, HVAC and water heaters; the Minimum Property Requirements are a safety floor, and an inspection is worth more here than in most markets. WDI inspections are standard practice on VA purchases in coastal North Carolina, and crawlspace moisture under the 1970s stock is where the findings are.
