Hubert draws families who want a newer house on a larger lot, a school zone they chose, and a commute that stays under twenty minutes to the east side of the base. Swansboro draws officers, dual-income households and retirees who want the water and the town and accept the drive and the insurance. The honest downsides: Hubert's growth has outrun its roads and some of its lots are on wells and septic; Swansboro's flood zones and wind exposure make insurance a large line in the payment.

Hubert to the Piney Green gate is ten to twenty minutes on Highway 24; to the main gate, twenty to thirty. Swansboro adds ten to fifteen. Emerald Isle and the Crystal Coast beaches are minutes from Swansboro, which is the point.
