Richlands and the Highway 258 corridor are the lowest-priced new construction in the Lejeune market — subdivisions built over the last twenty years northwest of Jacksonville, ten to twenty minutes from MCAS New River and the main gate — with small-town Richlands at the end and Onslow County schools throughout. It is the most house for the payment near either base, with the trade-offs of fast growth: two-lane roads, wells and septic outside the subdivisions, and builder-lender incentives worth reading closely. Highway 258 runs northwest out of Jacksonville toward Richlands, and the land along it was farms until the base's growth turned it into the market's new-construction corridor. It is closest to MCAS New River — the Ospreys and helicopters — and a reasonable drive to the main side of Lejeune. Richlands itself is a small town at the far end. Who lives here and why

Families who want a new house at the lowest price the market offers, and New River aircrew and maintainers who want to be close to their side of the base. The subdivisions are 2000s to current, single-family with HOAs, and mostly first purchases or second-VA-loan purchases by mid-career Marines. Beyond them, the corridor is rural: larger lots, wells and septic, and a quieter setting close to the base. The downsides are the ones fast growth always brings — schools built behind the population, two-lane roads carrying subdivision traffic, and drainage on flat ground engineered recently.

The commute

MCAS New River is ten to twenty minutes; the Lejeune main gate is fifteen to twenty-five via Highway 258 and Highway 17 through Jacksonville. Piney Green and the coast are the other direction, thirty minutes or more.

Housing stock and what the appraiser sees

New construction dominates, and VA's rules apply: the builder must have a VA builder ID, the home needs the required warranty, and the appraisal follows the new-construction path. Builder incentives tied to the builder's lender are common and should be priced against an outside VA quote. Wells and septic on the rural lots require VA's water test and evaluation. The loan angle

Richlands prices are the lowest in the market for new construction, so full entitlement is never a constraint and a second VA loan on remaining entitlement clears without a down payment essentially every time — the entitlement calculator confirms it.
