Short answer
West Augusta is the value answer close to the post: the 1960s-to-1990s neighborhoods between Gate 1 and the Columbia County line, ten to fifteen minutes to the gate, at a band below Grovetown and well below Evans. Richmond County schools rather than Columbia County's is the reason for the discount, and older housing is the reason for the appraisal prep. For a soldier without children, or a family that has chosen a school another way, it buys a brick ranch on a real lot for the price of a newer townhouse across the line.

West Augusta is the wedge of the city between Fort Gordon's Gate 1 and the Columbia County line — the neighborhoods off Wheeler Road, Walton Way Extension, Wrightsboro Road and Bobby Jones Expressway. It was Augusta's suburban frontier in the 1960s and 1970s, and it is now the established, tree-lined, moderately priced part of town that sits closest to the post's main gate.
Who lives here and why
Single soldiers, dual-military couples, families who have chosen a private or magnet school, medical residents and hospital staff, and long-time Augustans. The draw is a real house — brick, on a lot with trees — minutes from Gate 1 and minutes from the medical district and downtown, at a price the Columbia County suburbs cannot match. The reason for the discount is the school district line, which is the single biggest sorting mechanism in the Augusta housing market; buyers for whom it does not decide things get the best value in the metro here.
The commute
Ten to fifteen minutes to Gate 1 on Wheeler Road or Wrightsboro Road, and the same to downtown and the Augusta University medical district — the rare Augusta address that is close to both. Bobby Jones Expressway reaches I-20 and Columbia County quickly. The Fort Gordon guide maps the metro by gate.
Housing stock and what the appraiser sees
This is the part of Augusta where the Minimum Property Requirements earn attention. Pre-1978 homes bring the lead-based paint rule — chipping or peeling paint has to be corrected before closing. Roofs and HVAC on 1960s-to-1980s homes are on their second or third life. Crawlspaces in a humid climate show moisture and wood-destroying insect damage; a WDI inspection is standard practice in Georgia. Older electrical panels and cast-iron sewer laterals are inspection items rather than MPR items but matter for the payment after closing. None of this is unusual, and a repair condition is a negotiation; the appraisal page covers how conditions get cleared. An inspection is worth more here than in Grovetown.
The loan angle
West Augusta's band is where a first-use VA loan with no down payment leaves the most margin against BAH in the metro; the BAH-to-payment calculator with Richmond County's rate shows it. A buyer with a VA loan open elsewhere clears the second-tier calculation easily at this band. A brick ranch here with a good roof is the classic keep-as-a-rental house — the post and the hospitals supply tenants — and the renting-out page covers that decision.
