Short answer
Evans, with Martinez next to it, is where Fort Gordon families with the budget end up: Columbia County's established suburbs along Washington Road and Columbia Road, fifteen to twenty-five minutes north of Gate 2, with the schools that draw people out of Richmond County and 1980s-to-2010s housing on larger lots. It carries the highest bands in the metro outside Augusta's historic neighborhoods, and that premium is schools and setting, not commute. For a VA buyer at officer or senior-NCO BAH it pencils cleanly; the checks are HOA dues and the age of the 1980s stock.

Evans is the center of Columbia County — the unincorporated suburb north of Augusta along Washington Road where the county's government, its retail and its best-known schools sit — and Martinez is its older neighbor between Evans and the Richmond County line. Together they are the established, higher-band answer for Fort Gordon families, and they have been since the Signal Corps era.
Who lives here and why
Officers, warrant officers, senior NCOs, the cyber and NSA civilian workforce and the medical community at Eisenhower and the Augusta hospitals. The draw is Columbia County's schools — the reason people cross the county line — and neighborhoods with mature trees and larger lots than the newer Grovetown subdivisions. The stock runs from 1980s ranches and two-stories in Martinez to 2000s and 2010s subdivisions toward Riverwood and Appling, with new construction still going up on the north edge. The trade is price: Evans is above Grovetown for equivalent square footage and well above West Augusta, and the drive to the post is longer.
The commute
Fifteen to twenty-five minutes to Gate 2 via Washington Road and Lewiston Road, or down Columbia Road toward the post's north side. Downtown Augusta and the medical district are twenty minutes on Washington Road or Riverwatch Parkway. The Fort Gordon guide maps the metro by gate.
Housing stock and what the appraiser sees
Middle Georgia's list: roofs and HVAC at the end of their life on the 1980s and 1990s stock, wood-destroying insect findings (a WDI inspection is standard practice on Georgia VA purchases), and crawlspace moisture under the older homes in a humid climate. Some of the larger older lots in Evans and Martinez are still on septic, which brings VA's septic evaluation. The loan angle
Evans is the band where full entitlement matters in Augusta — no VA loan limit, no down payment — and where senior NCO and officer BAH carries the payment with the HOA included; the BAH-to-payment calculator with Columbia County's rate shows it. Fort Gordon's technical population tends to stay longer than a maneuver post's and a lot of buyers here already own a VA-financed house elsewhere; the second-tier calculation usually clears at this band.
