Is Killeen a good place to buy a house near Fort Hood?

Short answer

Killeen is the deepest and cheapest housing market at Fort Hood, and the post's main gates open straight into it, so it is where most soldiers buy on a first assignment. The south and southwest subdivisions built since 2000 are the family default; the north side near the gates is older and lower. The trade is a market that turns over every rotation and carries a large share of investor-owned rentals, which means plenty of inventory and comparables, and a former-rental condition check on almost every house.

Killeen is the city Fort Hood built. The post runs along the north side of I-14 and Killeen wraps around its south and east, so from most of the city the main gates are a few minutes away and the East gate is a short drive through Harker Heights. It is the largest inventory of houses at any price point in Central Texas, it is inexpensive by Texas standards, and it has been a first-assignment purchase for soldiers for decades — which is both the reason to buy here and the reason to buy carefully.

Who lives here and why

Junior and mid-career families on a first Fort Hood tour, soldiers who came back for a second one, and a large population of veterans and retirees who stayed. The draw is simple: price and proximity. A house in the south or southwest subdivisions — off Stan Schlueter Loop, toward Trimmier Road and the newer tracts along the city's growth edge — costs less than the same house in Harker Heights and is closer to the main gates. School assignment inside Killeen ISD varies block by block more than city by city, so the campus matters more than the zip code.

The commute

Killeen exists for the commute. From the south side, the main gates are ten to fifteen minutes on Fort Hood Street or Clear Creek Road; from the north side near the gates it is five. Shift change backs up the gate approaches and I-14, and that is the extent of the traffic problem. Soldiers assigned to units on the east side of the post sometimes prefer Harker Heights for the East gate; nobody in Killeen has a bad commute.

Housing stock and what the appraiser sees

Two Killeens. North of I-14, near the gates, the housing is 1960s to 1990s — older roofs, electrical and plumbing, and the foundation issues that come with fifty years on Central Texas clay. South and southwest, the large subdivisions built since 2000: newer systems, smaller lots, a lot of HOAs, and a heavy share of investor ownership. That last point is the practical one. A large fraction of Killeen houses have been rentals for years, and deferred maintenance shows up in roofs, HVAC and water heaters. The Minimum Property Requirements are about safety and soundness, not cosmetics, so a tired former rental usually passes the appraisal — but an inspection is worth more here than in most markets. Slab movement on expansive clay is the most common appraisal condition; the Fort Hood guide covers how a foundation letter clears it. Hail-aged roofs are the second. New construction on the edges brings the VA builder-ID and warranty requirements on the new construction page, and some newer subdivisions carry a public improvement district that adds a line to the tax bill.

The loan angle

The loan is the easy part. Killeen prices sit well inside what Fort Hood BAH carries at nearly every grade — the BAH-to-payment calculator shows it — and a full-entitlement buyer has no down payment and no VA loan limit. A soldier with a VA loan still open at a prior post is doing the second-tier calculation, and at Bell County prices it works without a down payment almost every time. The harder question is the exit: in a market that rotates every three years, a house you sell at PCS competes with hundreds of similar ones, and the rent-own gap is narrow. Killeen is often a better keep-as-a-rental house than a sell-at-PCS house, and the renting-out page is the honest version of that decision.
