Is Belton a good place to live if I'm stationed at Fort Hood?

Short answer

Belton is where Fort Hood families go when they want a town that is not built around the post: a courthouse square, Belton ISD, the lake, and a twenty-to-thirty-minute drive to the East gate on I-14. Nolanville is the small, fast-growing town between Harker Heights and Belton, closer to the gate and mostly newer subdivisions. Both cost more than Killeen and less than Salado, and both carry a real commute that gets longer for units on the west side of the post.

Belton is the Bell County seat, twenty miles east of the post on I-14, and it is the answer for families who want a town with its own identity. Nolanville sits in between — a small city that has grown fast on the strength of families who wanted out of the Killeen subdivisions without going all the way to Belton. They are different choices with the same logic: a longer commute in exchange for a place that does not empty out every PCS season.

Who lives here and why

Belton draws families who plan to stay a while: second-tour soldiers, senior NCOs and officers, retirees, and spouses who work in Temple's medical economy ten minutes east. Belton ISD is the reason most of them give. The square, the university and Lake Belton are the reasons they give second. Nolanville draws families who want newer construction and a shorter drive than Belton, with Killeen ISD schools and a small-town feel that is disappearing as it grows.

The commute

From Nolanville the East gate is ten to fifteen minutes on I-14 through Harker Heights. From Belton it is twenty to thirty, and the drive is highway the whole way. Both add ten to fifteen minutes for the main gates on the west side of the post, and a west-side assignment is where Belton stops making sense as a commute and starts being a lifestyle choice. Temple is the other direction, which is why a dual-income household with one job at Scott & White often lands here.

Housing stock and what the appraiser sees

Belton has three kinds of housing: the older core near the square (1920s–1970s, with the roof, electrical and foundation findings that age brings), the 1990s–2000s subdivisions on the north and west sides, and the newer tracts toward the lake and along the growth corridors. Nolanville is almost entirely 2000s-and-later tract. The appraisal set is Central Texas: slab movement on clay, cleared with a foundation evaluation or an engineer's letter, and hail-aged roofs. Two things specific to this end of the county: properties toward Lake Belton and the rural edges may be on wells and septic, which bring the VA water test and septic evaluation, and the Leon River and lake shoreline have mapped flood zones where flood insurance is required and escrowed. New subdivisions may sit in a public improvement district that adds to the tax bill; ask before comparing list prices. The loan angle

Belton and Nolanville prices run above Killeen and close to Harker Heights, and Fort Hood BAH carries them at most grades — the BAH-to-payment calculator shows the number with a real Bell County tax rate. Full entitlement means no down payment and no VA loan limit. A buyer with a VA loan still open at a prior post is running the second-tier calculation, and at these prices it usually works without a down payment. Because Belton is where people stay, it is also where the renting-out-at-PCS question is easiest: demand from Temple and the university holds up between rotations.
