Is Richmond Hill a good place to buy near Fort Stewart?

Short answer

Richmond Hill is where Fort Stewart and Hunter families go for the schools and the newer housing, and it is the only town that reaches both installations in a reasonable drive. It costs more than Hinesville for the same house, most of it sits in master-planned subdivisions with HOAs, and a real share of it is in or near a flood zone. For a VA buyer the price band is still comfortably a no-down-payment purchase, and the flood zone is the item to check before the floor plan.

Richmond Hill sits in Bryan County on the Ogeechee River, between Fort Stewart to the west and Savannah to the northeast, and it has been the fastest-growing town in coastal Georgia for twenty years on the strength of exactly the population reading this page. It is where a family with school-age children looks first, and it is where a soldier who might rotate between Stewart and Hunter can live without betting on which one.

Who lives here and why

Families with kids, senior NCOs, officers, aviation families from Hunter, and a large civilian workforce commuting to Savannah. The draw is Bryan County Schools — the reason people say Richmond Hill in the same sentence as Fort Stewart — and the housing, which is overwhelmingly 1990s to 2020s master-planned subdivisions off Highway 144 and Highway 17. The trade is price and HOA dues, and a drive that is real in both directions.

The commute

Twenty-five to thirty minutes to the Fort Stewart gates on Highway 144, a two-lane road that carries a lot of the post's traffic at shift change. Hunter Army Airfield is about the same on I-95 or Highway 17 into Savannah's Southside. Richmond Hill is not close to either; it is the only place equidistant from both, which is its whole argument for a rotating soldier.

Housing stock and what the appraiser sees

Newer housing means fewer system findings and more paperwork: builder VA IDs and warranties on new construction, HOA documents, and the appraisal items that come with coastal Georgia. Flood zones are the big one — much of Richmond Hill is low, near the Ogeechee and its marshes, and a home in a special flood hazard area carries required, escrowed flood insurance. Ask for the FEMA zone and the elevation certificate with the disclosures. Drainage matters even outside mapped zones. The loan angle

Full entitlement means no down payment and no VA loan limit, and Richmond Hill prices sit inside what most Fort Stewart and Hunter BAH carries once HOA dues and flood insurance are in the payment — run it with the real numbers on the BAH-to-payment calculator. A second purchase with a VA loan still open at the last station is a second-tier calculation; at Bryan County prices it usually works without a down payment.
