Short answer
Pooler is the newest housing in the Savannah metro — subdivisions built since the 2000s at the I-95 and I-16 junction, a short drive to Hunter Army Airfield and the airport, and a long one to Fort Stewart. It draws Hunter families and Savannah commuters who want new construction and are willing to pay HOA dues for it. For a VA buyer it is a new-construction market first, which means builder VA IDs, warranties and incentives to read carefully, and a price band still inside a no-down-payment purchase.

Pooler is what Savannah built when it ran out of room: a former rail town at the I-95 and I-16 interchange that has become the metro's growth corridor, with the airport, the outlet mall, and subdivision after subdivision going in since the 2000s. It is west Chatham County, it is new, and it is a Hunter Army Airfield market by way of I-16 and a Savannah-commuter market by way of everything else.
Who lives here and why
Hunter families who want new construction and a suburban setting, dual-income households with one commuter downtown or at the port, and a growing share of retirees. The draw is the housing itself — new, warrantied, with the floor plans and finishes the older Southside stock does not have — and the convenience of the interstate junction. The trade is HOA dues, a commute to Hunter that is real, and a Fort Stewart commute that is not reasonable for a daily drive.
The commute
Twenty to twenty-five minutes to Hunter via I-16 and Highway 204, more at rush hour. Fort Stewart is forty to fifty minutes down I-95, which makes Pooler a poor choice for a soldier assigned there and a hedge only for someone whose next assignment is Hunter. Downtown Savannah is fifteen minutes on I-16.
Housing stock and what the appraiser sees
New construction changes the appraisal conversation. The builder needs a VA builder ID, the home needs the required warranty, and the value is set against a thin set of resale comparables in a subdivision still being built. Builder-lender incentives — closing-cost credits conditioned on using the builder's lender — are common here and should be priced against an outside VA quote before you sign; the new construction page covers the rules. Drainage is the physical item: much of west Chatham was wetland, and lot grading and retention ponds matter. Termites and a WDI inspection are standard. The loan angle
Full entitlement means no down payment and no VA loan limit; Pooler's price band, with HOA dues in the payment, sits inside what most Hunter BAH carries — the BAH-to-payment calculator shows it with the real dues. A second purchase with a VA loan still open elsewhere is a second-tier calculation that usually works here.
