Short answer

Alamo Ranch is the anchor of Lackland's housing market — a large master-planned area at Loop 1604 and Culebra Road, with the West 1604 and Potranco corridor around it holding more new construction than anywhere else in the metro. It is where permanent-party cadre, instructors and 59th Medical Wing families buy, in Northside ISD, fifteen to twenty-five minutes from the Lackland gates. The things to price before the list price are the HOA, any utility district on the tax bill, and the builder's lender incentive against an outside VA quote.

The far west side of San Antonio is where Lackland families live, and Alamo Ranch is the name most of them use for it. It is a master-planned area at Loop 1604 and Culebra Road, surrounded by the Potranco Road and West 1604 corridor that has been the metro's busiest new-construction market for fifteen years. The buyers are not basic trainees — trainees do not buy houses — but the permanent party behind them: military training instructors, tech-school cadre, the 59th Medical Wing, and a large civilian workforce.

Who lives here and why

Cadre and instructor families on three-year tours, medical families at Wilford Hall, and buyers who want a new house in Northside ISD at a price the west side still allows. The draw is the housing itself: new, warrantied, in planned communities with amenities, a short drive to a large retail corridor, and schools families pick on purpose. The honest trade is that it is a car-dependent edge of the city with two congested arteries, and that the payment on a new build here is often larger than the list price suggests once the HOA and a utility district are added.

The commute

Fifteen to twenty-five minutes to the Lackland gates on Loop 1604 south to Highway 151 or Potranco Road, depending on the hour; both roads back up at shift change. Fort Sam Houston is thirty-five to forty-five minutes across the city, and Randolph is the full cross-town drive — the JBSA guide covers why a Lackland-to-Randolph reassignment is the hedge problem on this base. Camp Bullis, on the far north side, is reachable on 1604 in thirty to forty minutes.

Housing stock and what the appraiser sees

Almost everything here is 2000s or later, and a large share is brand new. On new construction the VA appraisal follows the new-build rules: the builder needs a VA builder ID, the home needs the required warranty, and the value is set against completed comparables in the same corridor — the new construction page covers the requirements. Builder-lender incentives are the local specialty: closing-cost credits and rate buydowns conditioned on using the builder's affiliated lender. The incentive is real; the loan behind it has to be priced against an outside VA quote before signing, because the credit sometimes buys a worse loan. On resale homes from the 2000s, the findings are the San Antonio set — slab movement on clay and hail-aged roofs. The tax bill is the other check: many subdivisions sit in a municipal utility district or public improvement district that adds a line the county rate does not show. The loan angle

Full entitlement means no down payment and no VA loan limit, and Alamo Ranch prices sit inside what Lackland BAH carries at most grades once the HOA and district lines are counted. A buyer with a VA loan still open elsewhere runs the second-tier calculation, and at west-side prices it usually works without a down payment. Texas Vet (VLB) pricing layers on any VA loan here, including on a new build through a participating lender, and a 100%-rated veteran pays no property tax on a homestead under § 11.131 — including the district lines; the Texas benefits page covers both.
