Yes, and it is where a lot of Fort Sam Houston's senior medical and headquarters families end up: Alamo Heights and Terrell Hills are two small incorporated cities immediately south and east of the post, with Alamo Heights ISD, a short commute to BAMC and METC, and the oldest and most expensive housing in the JBSA cluster. The VA loan works here because full entitlement carries no loan limit, and the appraisal works here if the buyer expects what fifty-to-hundred-year-old houses bring.

Alamo Heights and Terrell Hills are two separate cities inside the San Antonio loop, a few minutes from the Fort Sam Houston gates, and they are the established, older, expensive end of the JBSA market. The houses are 1920s to 1960s, the streets are shaded, the school district is the one families name first, and the price band is the highest at any of the three posts. For military buyers the relevant fact is that a VA loan with full entitlement has no limit, which is what makes a purchase here possible without a jumbo structure.
Who lives here and why
Senior officers and physicians at Brooke Army Medical Center, headquarters staff at Fort Sam, retirees who stayed after a medical career, and dual-income households where the second income is downtown. The reasons are the schools, the commute to Fort Sam, and a neighborhood that holds value between rotations because it does not depend on the post for demand. What buyers give up is new construction, lot size, and a price band that puts most junior families in Windcrest or the Northeast Side instead.
The commute
Five to fifteen minutes to the Fort Sam gates, BAMC and the Medical Education and Training Campus, which matters for shift work and on-call medicine more than anywhere else at JBSA. Randolph is twenty-five to thirty-five minutes on I-35 or Loop 410; Lackland is thirty to forty on I-10 or Highway 90. Housing stock and what the appraiser sees
This is where appraisal preparation earns its keep. The housing is old, and the findings are the ones age brings: peeling paint on pre-1978 homes, which has to be corrected before closing under the lead-based paint requirement; cast-iron sewer laterals and galvanized plumbing; older electrical; roofs at end of life; and foundation movement on both pier-and-beam and slab construction, cleared with an engineer's letter. Renovated houses have often had all of it done, and the appraiser will want to see permits for major work. The second issue is value: above the conforming limit, comparable sales are thin, and the Tidewater process — two business days to get the appraiser better comparables — comes up more often here than anywhere else in the cluster. An agent who works these two cities and can document the comps is worth the fee.
