Converse is the value buy in the Randolph cluster: south of the base on FM 78 and Loop 1604, ten to fifteen minutes from the gates, with a price band below Schertz and Cibolo for comparable square footage. The trade is Judson ISD rather than SCUC, and a housing stock that runs older and more mixed. For a VA buyer stretching a budget, or one on a second VA loan with entitlement tied up elsewhere, Converse is where the numbers work first.

Converse sits south of Randolph where FM 78 meets Loop 1604, close enough that the gates are a short drive and far enough down the price ladder that it is the first place a budget-constrained Randolph family should look. It is a working suburb — a mix of 1970s ranches, 1990s tract and newer subdivisions on the edges — inside Judson ISD, and it has been the Randolph cluster's value answer for as long as Schertz has been its default.
Who lives here and why
Junior airmen and NCO families buying for the first time, buyers on a second VA loan whose remaining entitlement is thin, Fort Sam commuters who want a shorter drive than Schertz offers, and a large civilian population working across the northeast side. The honest framing on schools: Judson ISD is a large, mixed district, and families who want SCUC specifically pay for it in Schertz or the SCUC side of Universal City. Families who look at the specific Judson campus rather than the district name often find the difference smaller than the price gap.
The commute
Ten to fifteen minutes to Randolph's gates on FM 78 or FM 1516. Fort Sam Houston is twenty to twenty-five on I-10 and Loop 410, which makes Converse one of the better split commutes for a Randolph-plus-Fort Sam household. Lackland remains a cross-town drive; the JBSA guide covers that hedge.
Housing stock and what the appraiser sees
Older Converse — the 1970s and 1980s streets north of FM 78 — brings the roof, electrical and plumbing findings of its age, plus slab movement on clay, which a foundation evaluation or an engineer's letter usually resolves. The 1990s and 2000s tracts carry hail-aged roofs and a share of former-rental condition; the Minimum Property Requirements are about safety and soundness, so an inspection matters more than the appraisal on a tired rental. Newer subdivisions on the south and east edges bring the VA builder-ID and warranty requirements and, on some, a public improvement district on the tax bill. Two creeks — Cibolo and Salitrillo — carry mapped flood zones through parts of town; flood insurance is required and escrowed in a special flood hazard area, so ask for the zone with the disclosures. The loan angle
Converse is where the entitlement math is most forgiving in the Randolph cluster. A full-entitlement buyer has no down payment and no VA loan limit at any price here.
