Short answer
Lakewood is the largest city touching JBLM, wrapping the Lewis Main and McChord gates, and it is the shortest commute in the South Sound — but it varies more block by block than any other town on this site: the lakes area and Lake City are established and higher-priced, the streets nearest the base are older and lower, and Clover Park schools cover all of it. Puget Sound prices mean full entitlement matters here and a second VA loan often needs a down payment. This page is educational — its author is not licensed in Washington.

Lakewood is the city JBLM grew into. The Lewis Main gate and the McChord gate both open onto it, and its housing runs from the lakeside neighborhoods around American, Gravelly and Steilacoom lakes to the post-war streets a few blocks from the fence. Because the range is so wide, "Lakewood" is not one answer; it is a set of neighborhoods with a shared commute. The JBLM guide sets it against DuPont, Puyallup and the south.
Who lives here and why
The commute, first: nothing in the South Sound is closer to both gates. Soldiers and airmen on shift, families who want minutes rather than I-5, and a large veteran population that stayed after service. The lakes area and Lake City draw buyers who want an established neighborhood on the water at a price below University Place; the streets nearest the base draw buyers who want the lowest Pierce County price close to work. The honest caution is variation — two houses a few blocks apart can be in different markets, and the condition of the older stock ranges widely.
The commute
Five to fifteen minutes to either gate from most of the city, on surface streets rather than I-5. That is the whole reason to live here rather than in Puyallup or Olympia, and it holds for both the Lewis and McChord sides — which matters for a family that may be reassigned between them.
Housing stock and what the appraiser sees
Moisture is the Puget Sound issue: roofs with moss and deferred maintenance, crawlspaces with standing water or damaged vapor barriers, siding and window rot. The loan angle
Puget Sound prices make the entitlement question decisive. A buyer with full entitlement has no VA loan limit and no down payment; a buyer with a VA loan still open elsewhere is working with remaining entitlement, and at Lakewood prices the second-tier calculation often produces a down payment — the entitlement calculator shows the exact figure.
