Is DuPont a good place to buy near JBLM?

Short answer

DuPont is the planned community at JBLM's DuPont gate — built largely since the 1990s, HOA-governed, with newer housing, its own schools inside the Steilacoom district, and a commute of a few minutes — and it is where a large share of the base's officers and senior families buy. The trade is price: DuPont is above Lakewood and near the top of the South Sound bands, which makes full entitlement the deciding feature of the loan. DuPont was a company town — the explosives works — until the 1990s, when it was rebuilt as a master-planned community at the south end of JBLM. It is now the base's officer suburb: newer housing, walkable neighborhoods, an HOA that keeps it that way, and a gate a few minutes from the front door. Who lives here and why

Officers, senior NCOs and families who want the newest housing in the South Sound and the shortest possible commute to the Lewis side. DuPont's schools sit inside the Steilacoom Historical district and rank well; the community has parks, trails and a small town center. The downsides are the price band, the HOA — dues and architectural rules run through the payment and the ownership experience — and the fact that DuPont is a bedroom community with I-5 as its only real road to anything else.

The commute

The DuPont gate is minutes from most of the community; Lewis Main is ten to fifteen through the base or on I-5; McChord is fifteen to twenty. Olympia is twenty minutes south on I-5, which is why some state-capital commuters live here too.

Housing stock and what the appraiser sees

Newer housing means fewer MPR conditions and more attention to warranty items, drainage and construction quality on the youngest phases. Attached product — townhomes with fee-simple lots are straightforward; condominiums must be in VA-approved projects. HOA dues run through qualifying ratios and the HOA's budget and reserves are worth reading. Moisture is still the regional issue even on newer homes: roofs, siding and gutters in a wet climate. The loan angle

DuPont's band is where full entitlement matters most on the JBLM side: a full-entitlement buyer has no VA loan limit and no down payment, while a buyer with a VA loan open elsewhere usually faces a down payment on the second-tier calculation — the entitlement calculator gives the figure. The BAH-to-payment calculator with the HOA line and the Pierce County rate shows whether an officer's BAH carries a DuPont house or a Lakewood one. Whether a three-year tour justifies DuPont's transaction costs is the buy versus rent page's question; the resale market here is deep because the next officer is always arriving.
