Puyallup and South Hill are the family suburbs east of JBLM — 1980s-to-current subdivisions, Puyallup schools, a mid price band below Lakewood's lakes and DuPont — reached on Highway 512, which keeps the McChord commute off I-5 at twenty to thirty minutes and makes the Lewis Main commute longer. Puyallup is the valley town east of Tacoma, and South Hill is the plateau above it where the subdivisions went. For JBLM the attraction is a family suburb with its own school district, more house per dollar than Lakewood's better neighborhoods, and a commute to McChord that runs on Highway 512 rather than I-5. Who lives here and why
Families on ordinary tours who want the newer subdivisions, the Puyallup schools, and space, and who work on the McChord side or do not mind the Lewis commute. South Hill's 1980s-to-current stock is the family default; downtown Puyallup's older core is smaller and cheaper; the plateau's newest construction is at the edges toward Graham. The downsides are the drive — thirty to forty minutes to Lewis Main is real — and Meridian Avenue's congestion, which decides more about daily life than the map does.
The commute
Highway 512 west to the McChord gate: twenty to thirty minutes, avoiding I-5 entirely. Lewis Main adds ten. Tacoma is twenty minutes; Seattle is not a commute anyone should plan on.
Housing stock and what the appraiser sees
Moisture — roofs, gutters, crawlspaces — as everywhere in the South Sound. New construction on the plateau brings the builder VA ID and warranty requirements and incentives tied to the builder's lender that should be priced against an outside VA quote. The loan angle
Puyallup's mid band sits inside a mid-to-senior JBLM BAH with no down payment on full entitlement; the BAH-to-payment calculator with the Pierce County rate and any HOA line gives the budget.
