West Glendale is the mid-band answer for Luke — north and east of the base along Loop 101, ten to twenty minutes to the north gate, with 1990s and 2000s tract housing that is older and cheaper than Goodyear but closer than Buckeye. It suits the instructor or maintainer with a family who wants an established neighborhood rather than a new build. The West Valley's specific costs are HOAs and, for older stock, roofs and cooling systems that an Arizona summer has already worn.

Glendale is a large city, and the part that matters for Luke is its west side — the neighborhoods west of Loop 101 and along the Glendale Avenue, Northern Avenue and Olive Avenue corridors that run toward the base. The east side is the stadium, the arena and older Phoenix-adjacent housing; the west side is 1990s and 2000s tract subdivisions built as the West Valley grew, and it has been Luke housing for as long as it has existed.
Who lives here and why
Glendale draws the middle of the base population: instructor pilots and maintainers with families, permanent-party support staff, and retirees who stayed. The case is proximity without the new-construction premium. Goodyear and Litchfield Park cost more for the master-planned amenities; Buckeye is cheaper but a long way out. West Glendale sits between them in both price and distance, with mature trees, established parks and schools in Peoria Unified and the Glendale districts that families have relied on for decades. The trade is age: most of the stock is twenty-five to thirty years old, which in Arizona means the roof and the air conditioner are on their second or third life.
The commute
The north gate is ten to twenty minutes from most of west Glendale via Loop 101 or straight west on Glendale Avenue. Peoria to the north reaches the same gate in about the same time. Downtown Phoenix is twenty-five to thirty-five minutes east on the 101 and I-10 for a spouse who works in the city. The Luke guide maps the West Valley by direction.
Housing stock and what the appraiser sees
Single-story tract housing with tile or composition roofs, block walls, desert or grass yards, and a large share of pools. The VA appraiser is checking the Minimum Property Requirements — safety, soundness, sanitation — and in this stock the findings are predictable: roofs at the end of a hot-climate lifespan, air conditioning that does not cool, pool fencing and equipment, and evaporative coolers on the older homes east of the 101. The loan angle
Glendale prices sit inside what mid-grade BAH carries, and the BAH-to-payment calculator with Maricopa County's comparatively low tax rate will show a comfortable margin at E-6 and above. Luke is a training base with instructors on repeat assignments, so a lot of buyers here already have a VA loan open elsewhere; the second-tier calculation usually clears at this band without a down payment.
