Short answer
Brandon and Valrico are where most MacDill families with a mid-band budget end up: established suburbs east of Tampa with 1980s-to-2000s housing, the Hillsborough schools families ask for, and a commute of twenty-five to forty minutes on the Selmon Expressway. The Selmon is tolled, and the toll is part of the cost of living here. For a VA buyer the price band is comfortably a no-down-payment purchase, and the inland setting takes flood insurance off most — not all — of the payment.

Brandon and Valrico sit east of Tampa on the far side of I-75, the suburbs that grew up in the 1980s and 1990s when the city ran out of peninsula. They are unincorporated Hillsborough County, established rather than new, and they are the mid-band answer for a MacDill family that wants a house with a yard, a known school, and a commute that is long but predictable.
Who lives here and why
Mid-career NCOs and officers with school-age kids, dual-income households with one commuter east of the city, and a large share of the base's civilian and contractor workforce. The draw is the housing-for-the-money and the schools; the trade is the Selmon, thirty minutes each way and a toll each direction, and the fact that nothing here is close to the water except the Alafia River.
The commute
The Selmon Expressway — the road Tampa still calls the Crosstown — runs from Brandon straight into South Tampa and lands minutes from the gates — twenty-five to forty minutes depending on the hour, and tolled. I-75 to the Selmon is the alternative. Without the Selmon the commute is not workable; with it, it is a known quantity. Price the tolls into the monthly cost like a utility.
Housing stock and what the appraiser sees
The 1980s-to-2000s stock puts the appraisal findings in the middle of the list: roofs approaching the age at which Florida insurers refuse to write them, termites and a WDI inspection as standard practice, older HVAC, and drainage on lots near the Alafia and its tributaries, some of which are in mapped flood zones. Central Hillsborough is also sinkhole country — a disclosure item and an insurance question rather than an MPR failure. The loan angle
Full entitlement means no down payment and no VA loan limit, and Brandon prices with HOA dues and a wind-inclusive insurance quote sit inside what most MacDill BAH carries — the BAH-to-payment calculator shows the margin. A second purchase with a VA loan still open elsewhere is a second-tier calculation that at Brandon prices usually works without a down payment.
