Is South Tampa worth buying in for MacDill?

Short answer
South Tampa is the shortest commute to MacDill by a wide margin and the neighborhoods people stay in after they retire — and it is the most expensive part of the metro and the most flood-exposed, with a lot of Interbay, Ballast Point and the bayfront inside a special flood hazard area that took water in 2024. The right way to buy here is elevation certificate and insurance quote first, house second. For a VA buyer with full entitlement the price band is a no-down-payment purchase with no VA loan limit; on remaining entitlement it usually is not.

South Tampa is the peninsula MacDill sits at the end of: everything south of Kennedy Boulevard between Tampa Bay and Hillsborough Bay, from the Hyde Park and Palma Ceia neighborhoods near downtown to Interbay and Ballast Point at the base's gate. It is Old Tampa's best housing — bungalows, mid-century ranches, and new construction replacing both lot by lot — and it is where the senior-officer, joint-staff and retiree population that MacDill generates wants to live.
Who lives here and why
Field-grade officers and senior NCOs on CENTCOM and SOCOM tours, contractors, dual-income households, and a great many retirees who took a job at the base and never left. The reasons are the commute, the neighborhoods and the water. The trade is the price band, which is the highest in the metro, and the water again — because the same bay that makes Bayshore beautiful put several feet of surge into Interbay and Ballast Point in the 2024 hurricane season.
The commute
Five to twenty minutes to the gates depending on where on the peninsula you start: Interbay and Ballast Point are next door, Palma Ceia and Hyde Park are a straight run down Dale Mabry or Bayshore. There is no version of South Tampa with a bad MacDill commute. That is the whole reason it costs what it does.
Housing stock and what the appraiser sees
Two lists, and the second matters more. The appraisal list is the older-house set: peeling paint on pre-1978 bungalows, cast-iron plumbing, original electrical, crawlspace moisture under the older stock, and roofs whose age the insurer cares about more than the appraiser does. The insurance list is the gate the deal passes through: a home in a special flood hazard area carries required, escrowed flood insurance priced by its elevation certificate, wind coverage prices by roof age and a wind-mitigation report, and since 2024 some carriers have left the peninsula altogether. Get the zone, the elevation certificate, the roof age and a wind-inclusive quote before you remove contingencies. The loan angle
South Tampa is where full entitlement earns its keep: with no VA loan limit, a no-down-payment purchase reaches the price band; with a VA loan still open at a prior station, the second-tier calculation usually produces a real down payment at these prices, and the entitlement calculator will tell you how much. Flood and wind premiums belong in the payment before you decide what BAH carries — the BAH-to-payment calculator takes an insurance figure for that reason.
