It costs more than the Southside for the same house, and that premium is the schools. The windstorm and flood insurance math of the coast still applies, and a mid-grade BAH carries a Portland house with no down payment.

Portland sits on the north shore of Corpus Christi Bay, across the ship channel from the city, in San Patricio County. It is a small city that has grown on two things: the industrial and refinery jobs around Gregory and Ingleside, and a school district that Corpus Christi families cross the bridge for. The schools. Gregory-Portland ISD is the reason a family adds twenty minutes to the drive, and the newer subdivisions on the city's north and west sides are where they land. The buyers are senior enlisted, officers, depot civilians and two-income households where one income is on the industrial side of the bay. The downside is the bridge: the commute depends entirely on it, and a closure or a bad morning on the Harbor Bridge is the whole drive.
The commute
Highway 181 across the Harbor Bridge, then the Crosstown or SPID to Flour Bluff: twenty-five to thirty-five minutes to the base gate. The new Harbor Bridge opened in June 2025 and the crossing is now predictable. Gregory and Ingleside are minutes away for a spouse working the refineries.
Housing stock and what the appraiser sees
Slab movement on clay, as everywhere in the Coastal Bend. Bayfront flood zones on the south edge of town; the inland subdivisions are mostly outside them — check the zone. TWIA windstorm coverage is separate from hazard and can require a windstorm certificate for the roof.
