For instructors, depot civilians and Coast Guard families who want to be next to the base, it is the practical choice; the insurance quote, not the price, is what to get first.

Flour Bluff is the peninsula at the southeast edge of Corpus Christi, and the naval air station takes up its tip. Everything else on it — the neighborhoods along Waldron Road, Flour Bluff Drive and the Laguna Madre side — is within a few minutes of the gate. Flight instructors, permanent party, Corpus Christi Army Depot's civilian workforce and Coast Guard families buy in Flour Bluff for the commute and the price: below the Southside for comparable housing, with the Laguna Madre a few blocks away. Flour Bluff ISD is a single-town district that families rank well. The trade is water on three sides — flood zones cover much of the peninsula, salt air is hard on roofs and exterior metal, and the insurance stack (hazard plus a separate windstorm policy plus flood) is the largest on this site outside Florida.
The commute
The base's main gate is at the end of the peninsula; most of Flour Bluff is five to ten minutes from it. South Padre Island Drive connects to the Southside and the rest of the city in fifteen to twenty minutes.
Housing stock and what the appraiser sees
Flood zones are the first check: the zone and the elevation certificate set the flood premium, and the appraisal reports the zone. TWIA windstorm: most private hazard policies here exclude wind, so a coastal home carries a separate Texas Windstorm Insurance Association policy, and TWIA can require a windstorm certificate for the roof — get the roof age and certificate status early. Salt-air corrosion on roofs, HVAC and exterior metal shows up in inspections. Slab movement on coastal clay and older systems in the 1960s and 1970s stock are ordinary MPR items.
