Short answer
Lawton is Fort Sill's city, and most soldiers who buy here buy on the west side — 1990s-to-2010s subdivisions, a ten-minute drive to the gates, and the family default — while central and east Lawton are older and cheaper. The market is rental-heavy because the post rotates constantly, which means deep inventory and a lot of former-rental condition to inspect. Prices are among the lowest on this site, so a VA purchase with no down payment fits well inside a junior NCO's BAH; whether to buy for a single tour is the real question.

Who lives here and why
West Lawton is where families buy: 1990s-to-2010s subdivisions along the west side, the newer schools, ten minutes to the gates. Central and east Lawton are older — 1950s to 1980s housing — cheaper, and closer to the post's south gates; a lot of it is rental. Buyers who want a small town go to Cache on the west or Elgin on the northeast, both with their own schools and newer subdivisions, and both a short drive. The honest downside of Lawton is thin resale: a rotation market means plenty of sellers whenever a brigade moves, and a house bought for a two-year tour is often sold into that.
The commute
Fort Sill's main gates are on the north side of Lawton; west Lawton is ten minutes, central Lawton less. The Key Gate off I-44 serves Elgin and the north. There is no traffic worth the name.
Housing stock and what the appraiser sees
Hail roofs are the standing Oklahoma issue: condition and remaining life on the appraisal, age on the insurance quote. Former rentals — a large share of the inventory — carry deferred maintenance in roofs, HVAC and water heaters; the MPRs are a safety floor, and an inspection is worth more here than in most markets. 1950s and 1960s houses in central Lawton bring older wiring and plumbing.
