Short answer
Midwest City and Del City are Tinker's front door — Midwest City to the north, Del City to the west — with a commute measured in minutes and the lowest price bands in the Oklahoma City metro. The housing is mostly 1950s to 1990s, which means hail-aged roofs, older systems and foundation notes are what the VA appraiser sees. For a junior enlisted or civilian buyer it is the most practical place to own near the base, and for a 100% disabled veteran the Oklahoma homestead exemption takes the property tax line out of the payment entirely.

Midwest City grew up with Tinker — the base opened in 1942 and the city followed — and Del City filled in beside it. Both are working cities with a lot of Tinker's civilian depot workforce, a lot of retirees who stayed, and the junior enlisted population that wants to be minutes from the gate without paying Moore prices. Who lives here and why
The reason is the commute and the price. Airmen, depot civilians and contractors who work rotating shifts at the Air Logistics Complex do not want a thirty-minute drive at the end of one, and Midwest City's neighborhoods north of the base and Del City's west of it are five to ten minutes from the gates. The housing is older — post-war ranches near the base, 1970s and 1980s subdivisions farther out, some newer infill — and priced accordingly. The downside is the age of the stock and the share of it that has been a rental for decades; condition varies house to house.
The commute
Tinker's gates are on the north and west sides of the base, and both cities are essentially adjacent. I-40 and I-240 run along the edges for anything across the metro. This is one of the shortest commutes on the site.
Housing stock and what the appraiser sees
Roofs first: central Oklahoma is hail country, and an older composition roof with hail damage draws a repair condition and an insurance problem. Ask for the roof age and the last claim. 1950s and 1960s houses carry older wiring, galvanized plumbing and roofs at end of life — ordinary Minimum Property Requirements items that the appraisal page covers. Slab movement on clay soils shows up as cracked brick and sticking doors; an engineer's letter resolves most of it. Former rentals need an inspection more than most. Storm shelters are not an appraisal item, but buyers pay for them.
The loan angle
