Can I buy a manufactured home with a VA loan?

Short answer
Yes, if the manufactured home is permanently attached to a foundation on land you own and is titled as real property rather than as a vehicle. VA also requires it to meet HUD construction standards, be at least a certain width, and satisfy the Minimum Property Requirements like any other home. The practical obstacle is not VA — it is that many lenders will not originate VA loans on manufactured housing, so finding the lender is the first step.
Chapter 12 of the VA Lenders Handbook covers manufactured homes, and the rules are about permanence and classification rather than the house itself:
- Permanently affixed to a foundation that meets HUD's installation standards, with the wheels, axles and towing hitch removed.
- Titled as real property. The manufacturer's certificate of origin or the vehicle title has to be retired and the home recorded with the land, a process that varies by state.
- Land ownership. The home and the land are financed together; a home on leased land does not qualify for a standard VA loan.
- HUD code. Built after June 1976 with the HUD certification label, and meeting VA's minimum size and width requirements.
- MPRs. Safe, sound, sanitary, like any other property; the appraiser also confirms the foundation and classification.
The harder part is the lender. Many lenders exclude manufactured housing from their VA programs, and those that include it may add overlays on age, credit or down payment. Ask before you shop, and ask a lender that specializes in VA loans. - Generally no. A home on rented land in a park, or one still titled as personal property, does not meet VA's real-property requirement. It has to be on land you own with the title converted to real estate.
- Do modular homes count as manufactured?
- No. A modular home is built to the local building code and assembled on site; once complete it is treated as site-built construction and financed like any house. Manufactured homes are built to the federal HUD code and carry a HUD certification label.
