Can I pay off my VA loan early?

By Kyle Melvin · NMLS #1486450 · REV Mortgage ·

Short answer

Yes, at any time and in any amount, with no penalty. Federal law bars prepayment penalties on VA-guaranteed loans, so extra principal payments, a lump sum, or a full payoff cost nothing beyond the balance and accrued interest. Paying early shortens the loan and cuts total interest; it does not lower the monthly payment unless you refinance or the servicer agrees to a recast.

The VA Lenders Handbook and the regulations under 38 U.S.C. § 3703 prohibit prepayment penalties on VA loans. You can pay any amount above the scheduled payment, at any time, and the servicer must apply it to principal. Most servicers let you designate extra principal online; confirm the payment is being applied as principal rather than held as a prepaid installment, which happens more often than it should.

Three things worth knowing:

  • Payment does not change. Extra principal shortens the term. If the goal is a lower monthly payment, the IRRRL is the VA refinance built for that, and a recast — re-amortizing the same loan after a lump sum — is a servicer courtesy, not a VA requirement.
  • Entitlement. Paying the loan off while keeping the house does not by itself restore entitlement; the restoration page covers the one-time provision that does.
  • Order of operations. If you carry higher-rate debt, paying it before the mortgage usually wins. If you are keeping the house as a rental after a PCS, the extra principal is equity you cannot reach without a refinance; the renting-out page covers that trade.

Questions people also ask

Does paying extra principal lower my payment?
No. The payment stays the same and the loan ends sooner. To lower the payment you refinance — the IRRRL is the VA tool — or ask the servicer about a recast, which VA does not require them to offer.
Does paying off my VA loan restore my entitlement?
Only if you also sell the home, or use the one-time restoration without selling. A payoff alone, while you keep the house, does not restore entitlement until you claim the one-time provision.
