Can I use my VA loan twice?
By Kyle Melvin · NMLS #1486450 · REV Mortgage ·
Short answer
Yes. The VA loan is not a one-time benefit. When you sell a home and pay off its VA loan, the entitlement it used is restored and you can use it again with no down payment. You can even have two VA loans at once, using the entitlement left over after the first — which is common on a PCS.
The benefit is built to be reused; the VA Lenders Handbook, Chapter 2, describes entitlement as something that is charged to a loan and restored when the loan is paid off and the home sold. Three situations cover almost everyone who asks this:
- You sold the last house. Its entitlement is restorable. Your lender files VA Form 26-1880 with the payoff evidence, VA issues a fresh COE, and the next purchase is a full-entitlement loan — no down payment and no VA loan limit. The restoration page covers the filing.
- You still own the last house with a VA loan on it. You are working with remaining entitlement. The second-tier calculation tells you how large a second loan can be with no down payment; above that, the down payment is 25% of the overage, not 25% of the price.
- You paid off the last VA loan but kept the house — usually by refinancing into a conventional loan. VA restores entitlement once without a sale. After that one-time use, restoration requires selling.
The funding fee is the one cost that changes: subsequent use with less than 5% down carries a higher percentage than first use, unless you are exempt because of a disability rating. The funding fee page has the schedule. For the full picture of how entitlement works, start with entitlement explained.
Questions people also ask
- Is there a limit on how many times I can use a VA loan?
- No. There is no lifetime cap. Each sale-and-payoff restores the entitlement; the funding fee is higher on subsequent uses unless you are exempt.
- Do I have to sell my first house to buy another with a VA loan?
- No. Remaining entitlement can support a second VA loan while the first stays open, often with no down payment depending on the loan sizes and the county.
