Start with your base: 32nd Street, North Island or Point Loma put you in the South Bay or the central city; Camp Pendleton puts you in Oceanside and North County. Then your grade sets the band — E-5 with dependents reaches condos and older tract homes with no down payment, E-7 and officers reach the family neighborhoods. The Fort Bragg house is the decision to make first: keeping it as a rental leaves its entitlement charged, and at San Diego prices that usually means a down payment on the next VA loan, while selling it restores full entitlement and removes the loan limit entirely.

The house in Fayetteville, Hope Mills or Raeford. If it carries a VA loan, decide before you look at anything in California. Keeping it as a rental — realistic, given Bragg's constant rotation — leaves its entitlement charged to that loan, and the entitlement calculator will show whether your remaining entitlement carries a San Diego purchase without a down payment. At South Bay or Oceanside prices it frequently does not, and the down payment is 25% of the overage. Selling first restores full entitlement, and a full-entitlement buyer has no VA loan limit at all. The price shock. BAH roughly doubles between the two housing areas, and so does what a house costs — the ratio is the thing to watch, not the number. Cumberland County property tax is replaced by California's Proposition 13 assessment plus, in newer tracts, Mello-Roos.
