Escondido is the inland end of the Camp Pendleton commute shed — North County's largest city and one of its most affordable, thirty-five to fifty minutes from the gates on Highway 78 or the I-15 to Highway 76 route. The stock is 1950s–1980s single-family in the core, newer tracts on the northern and southern edges, and semi-rural lots toward Valley Center, at a band below San Marcos and near Vista. It is the answer for a family that wants a house and a yard at a price the coast cannot match and accepts the drive. Pre-1978 conditions, unpermitted work and septic on the edges decide the VA purchase.

Escondido is the big inland city at the top of the I-15 corridor's North County stretch — older than the coastal cities, larger than San Marcos, and priced for the distance from the ocean. For a Camp Pendleton family it is the far end of the commute, and the reason to go that far is a single-family house with a real yard at a band the rest of North County cannot match.
Who lives here and why
Mid-grade and senior families who want a house rather than a condo and will trade the drive for it, second-tour buyers keeping a house elsewhere whose second-tier math works at Escondido prices and not at Carlsbad's, and dual-income households where the second commuter works inland along I-15. The draw is price per square foot, lot size and a real downtown. The trade is the commute, the inland heat, and a housing stock old enough to need a careful inspection.
The commute
Thirty-five to fifty minutes to the San Luis Rey gate: Highway 78 west through San Marcos and Vista to Highway 76, or I-15 north to Highway 76 west through Bonsall. Highway 76 is the faster route from north Escondido; Highway 78 from the south. The Main Gate is similar via I-5. A second commuter to the bay bases is looking at an hour or more; Rancho Bernardo and Poway employers are close.
Housing stock and what the appraiser sees
The core is 1950s–1980s single-family, almost all pre-1978, so peeling paint brings the lead-based paint condition, and original roofs, older electrical, galvanized plumbing, converted garages and unpermitted second units are the recurring findings — pull a permit history before you write. The newer tracts on the edges are ordinary 1990s–2010s stock where the questions are the HOA and, on some, a Mello-Roos line. The semi-rural parcels toward Valley Center and the eastern hills bring septic — an evaluation in most cases, per the well and septic answer — and wildfire-insurance questions that belong in the contingency period.
