Is Hampton a good place to buy near Langley Air Force Base?

Short answer
Hampton is Langley's city and the shortest commute to the base, and it carries the lowest price band on the Peninsula for equivalent housing. Fox Hill and Buckroe, on the bay side, are minutes from the gate and largely in a flood zone; the neighborhoods off Mercury Boulevard are central and older. For a VA buyer the loan is never the constraint here — flood insurance and the age of the house are, and both are manageable if you check them before you write.

Hampton wraps around Langley Air Force Base on three sides, and it has been an Air Force town — and before that an Army Air Corps town — for a century. The airmen and the headquarters staff at Air Combat Command who want the shortest drive live here; the families who want newer housing and York County schools go a few miles north and pay for it.
Who lives here and why
Fox Hill and Grandview, on the peninsula between the Back River and the bay, are closest to Langley's gates: older cottages and 1950s to 1970s ranches, a rural-feeling edge of the city, and a flood zone almost everywhere. Buckroe, along the bay, is older beach housing with newer townhome infill. The central neighborhoods off Mercury Boulevard and toward Coliseum Central are 1950s to 1980s single-family a short drive from the base and from everything else on the Peninsula. Hampton's draw is price and proximity; its downside is that most of the stock is old and low, and the school district is the reason many families choose York County instead.
The commute
Langley is minutes from Fox Hill and ten to fifteen from the central neighborhoods. Fort Eustis is twenty-five to thirty-five minutes up I-64 — fine for a Langley family, long for an Eustis one. Housing stock and what the appraiser sees
The findings are the Hampton Roads set. Flood zones: Fox Hill, Grandview, Buckroe and the Back River frontage require flood insurance, escrowed into the payment; the elevation certificate sets the premium. Crawlspaces under the pre-1980 stock, in a wet climate. Wood-destroying insects — the WDI inspection is standard practice and Hampton's older housing is where the findings are. Peeling paint on pre-1978 homes and roofs and electrical at end of life. Near the runway, homes fall inside Air Force noise contours, which is a resale note rather than an MPR issue. The loan angle
Hampton's price band is the lowest on the Peninsula, so full entitlement is never in question and a second VA loan on remaining entitlement clears the second-tier calculation without a down payment almost every time. What the BAH-to-payment calculator needs here is a real flood insurance quote, because on a Fox Hill house that line can rival the tax line.
