Short answer
Bay Ho is the northwest corner of Clairemont, the tract streets between Balboa Avenue and Rose Canyon with I-5 on the west, and it is one of the more practical Miramar neighborhoods that most people cannot place on a map. The stock is 1960s single-family on modest lots with some canyon-rim views, priced below Bay Park and a little above the center of Clairemont. It is a full-entitlement, Prop 13, no-Mello-Roos neighborhood where the appraisal questions are about age, not about the tax bill.

Bay Ho is what Clairemont looks like when nobody is trying to sell it: a grid of 1960s ranches on the mesa above Rose Canyon, bounded by Balboa Avenue, Clairemont Drive and I-5, with the bay a few minutes downhill and the university district a few minutes north. It has no commercial center of its own, which is exactly why it is quiet, and it is closer to Miramar than its coastal-adjacent address suggests.
Who lives here and why
Buyers are Marines and sailors from Miramar who want the west side of the mesa, Navy families with one commute to Miramar and another to Point Loma or the bay, and civilians working at UTC or the biotech corridor. The draw is a detached house near the coast at a Clairemont price, with canyon views on the rim streets. The trade is that the houses are sixty years old, the lots are modest, and the neighborhood's western edge sits against the freeway and the rail line.
The commute
Ten to fifteen minutes to Miramar's main gate: I-5 north to SR-52 east, or Balboa Avenue to the 805 and Miramar Road. Naval Base Point Loma is fifteen to twenty minutes on I-5 and Rosecrans, and the 32nd Street base is twenty to twenty-five. La Jolla, UTC and Pacific Beach are all inside ten minutes, which is the practical reason a second commuter's job is easy to place from here.
Housing stock and what the appraiser sees
The 1960s tract houses bring the standard age-related items: lead-based paint conditions on any peeling paint, original electrical and plumbing, and roofs at or past end of life. Canyon-rim lots along Rose Canyon carry slope observations and city brush-management requirements that a listing may not mention. Room additions and enclosed patios from later decades are common and the appraiser will ask about permits. A handful of condo complexes near Balboa Avenue serve the lower price band, and each project needs VA approval before a unit can close, per the condo answer. For a full-entitlement buyer Bay Ho is a detached-house purchase on a VA loan with no down payment and no loan limit, at a band that senior NCO and officer Miramar BAH carries and that mid-grade with dependents can reach on the smaller houses; the BAH-to-payment calculator does the arithmetic with the low Prop 13 rate. A buyer keeping a VA-financed house elsewhere runs the second-tier calculation, which at Bay Ho prices is often a modest down payment rather than none.
