Is Niceville or Fort Walton Beach a better place to buy near Eglin?

Eglin is the largest Air Force base in the world by area, and the towns around its main cantonment split by the bay. Fort Walton Beach, Shalimar and Mary Esther are on the south side at the gates; Niceville, Valparaiso and Bluewater Bay are across Choctawhatchee Bay at the north gate. Who lives here and why

Fort Walton Beach and Shalimar: the commute and the price. Minutes from Eglin's main gate and Hurlburt's east gate, older housing at the lower bands, Okaloosa schools. Test-wing families, Hurlburt families, junior enlisted and retirees who want the beach close. Niceville, Valparaiso and Bluewater Bay: the schools. Niceville's zone is the one families on the corridor ask for by name, Bluewater Bay is a planned community with an HOA and amenities, and the north gate is ten to fifteen minutes. The price band reflects it. The honest trade: Niceville to Hurlburt is thirty-plus minutes around or across the bay, so an AFSOC family that buys there for the schools pays for it in the drive.

The commute

South side to the Eglin main gate or Hurlburt: five to fifteen minutes. Niceville to Eglin's north gate: ten to fifteen. Across the bay, the Mid-Bay Bridge is tolled and the long way around Highway 20 and 85 is not. Crestview, north on 85, is the inland value option at thirty to forty minutes.

Housing stock and what the appraiser sees

Fort Walton Beach's 1950s-to-1980s stock brings the ordinary older-home conditions — roofs, wiring, plumbing, peeling paint on pre-1978 homes — and flood zones in the low-lying neighborhoods near the sound. Niceville's bayfront is flood zone too; the inland subdivisions mostly are not. Roof age and wind mitigation decide the hazard policy everywhere on the corridor. WDI is standard. The loan angle

Fort Walton Beach prices sit inside a mid-grade BAH with no down payment; Niceville usually needs a senior grade, an officer's BAH or a second income, and the BAH-to-payment calculator with a real wind-inclusive quote is the honest budget for either.
