Short answer
Del Cerro is the hill above San Carlos and Allied Gardens — larger lots, view streets, and a price band that sits above both — and it is the neighborhood officers and senior NCOs on a longer San Diego tour choose when they want the Mission Trails setting with more house. The stock runs 1960s–1980s, more custom than tract, with canyon and view lots that the appraiser has to price against scarce comparables. It is a full-entitlement neighborhood on a VA loan; with a loan still open elsewhere, expect a down payment.

Del Cerro is the ridge north of I-8 above San Diego State, with Mission Trails on its eastern flank and the Adobe Falls canyon on its west. It was developed a little later and a little larger than the neighborhoods below it, and the result is a hilltop of bigger lots, custom-leaning houses and views — of the mountains east, the valley south, and on the right street, the ocean. It is quiet, established, and priced accordingly.
Who lives here and why
Officers and senior NCOs on second or third San Diego assignments, dual-income households where one commute is Miramar and one is the bay, and a settled population of long-tenure owners. The draw is the setting and the space: a yard, a view, Mission Trails at the end of the street, and a neighborhood that does not turn over every three years. The trade is price, a commute that runs against the morning flow to the bay, and houses whose age shows in the systems even when the finishes are updated.
The commute
Twenty to thirty minutes to the 32nd Street gates: College Avenue or Waring Road to I-8, then I-15 south. Miramar is twenty minutes north on the 15, which is why Del Cerro appears on both bases' lists. Downtown is fifteen to twenty minutes. The SDSU traffic on College Avenue is the local variable.
Housing stock and what the appraiser sees
Most of Del Cerro predates 1978, so the lead-based paint condition applies to peeling paint anywhere. The hillside is the bigger theme: slope lots, retaining walls, decks on the downhill side, and drainage all draw observations, and the streets against Mission Trails and Adobe Falls sit in brush-management zones. View premiums are real and the appraiser has to find comparable view sales to support them, which is scarce here — the Tidewater process comes up more often in Del Cerro than in the flats below it, and a well-prepared comparable package matters. Hazard insurance on the park edge prices wildfire exposure; the lender needs the policy in place at closing.
Condos are rare and any project needs VA approval, per the condo answer. The tax bill is the Proposition 13 base; there is no Community Facilities District.
The loan angle
Del Cerro's band puts many purchases above the conforming limit, which is where full entitlement is decisive: no VA loan limit and no down payment for a first-use or fully restored buyer, and a market where the million-dollar-house answer is the relevant one. A buyer with a VA loan still open at the last station runs the second-tier calculation, and at these prices the result is usually a down payment of 25% of the overage; the entitlement calculator shows the number before you write.
