Is Chesapeake a good place to buy for Naval Station Norfolk?

Short answer

Chesapeake is the newer-housing, bigger-lot option on the Southside, and families move there for the schools. The catch is the commute: Greenbrier and Western Branch keep Naval Station Norfolk within a reasonable drive on I-64 and I-664, while Great Bridge and Hickory, south of the High Rise Bridge, are better for the shipyard or for anyone willing to accept a longer drive. The price band is above Norfolk for equivalent housing and generally below Virginia Beach's premium neighborhoods.

Chesapeake is the Southside city people move to when they want a newer house, a larger lot and the school district, and are willing to drive for it. It has no base of its own; its Navy families commute to Naval Station Norfolk, the shipyard in Portsmouth, Oceana or Little Creek, and the commute is what separates one part of Chesapeake from another.

Who lives here and why

Greenbrier, at the I-64 and I-264 interchange, is the most central: 1980s to 2010s subdivisions, the city's retail core, and the shortest Chesapeake drive to Naval Station Norfolk and to Oceana. Western Branch, on the Portsmouth side along I-664, is the older suburban core — 1970s to 2000s housing — and reaches Naval Station Norfolk on the Western Freeway (VA-164) and the West Norfolk Bridge, which avoids the tunnels. Great Bridge and Hickory, south of the Elizabeth River's southern branch, are where the larger lots, the newer construction and the schools families ask for are; they are also on the far side of the High Rise Bridge from everything on the north side of the city, which turns a fine drive into a slow one at peak hour. The downside of Chesapeake generally is that it is the longest commute among the three Southside cities for most Navy assignments.

The commute

From Greenbrier, Naval Station Norfolk is twenty-five to thirty-five minutes on I-64 west, no tunnel. From Western Branch, VA-164 east across the West Norfolk Bridge to I-564, similar; the Downtown Tunnel on I-264 is the alternative and it backs up. From Great Bridge, add the bridge and I-64 through the Greenbrier merge. The shipyard in Portsmouth is the assignment Chesapeake is best for. Housing stock and what the appraiser sees

Newer stock means fewer of Norfolk's crawlspace and electrical findings and more of the subdivision items: roofs on the 1980s and 1990s homes, HOAs whose dues run through your ratios, and drainage — Chesapeake is flat and wet, parts of Great Bridge and the areas along the Elizabeth River branches are in flood zones, and even outside a mapped zone the lot's drainage is worth a look. WDI inspections are standard practice. New construction in Hickory brings the builder VA ID and warranty requirements and the builder-lender incentives worth pricing against an outside quote. The loan angle

Chesapeake's mid-to-upper bands are where the entitlement question starts to matter: a full-entitlement buyer has no VA loan limit, and a sailor with a VA loan still open elsewhere should run the entitlement calculator before writing, because Great Bridge prices can produce a down payment on remaining entitlement.
