Short answer
East Columbus — the neighborhoods along Buena Vista Road, Cusseta Road and St. Marys Road — is the closest civilian housing to Fort Benning's main gate and to Sand Hill, and the lowest price band in the city. The housing is 1950s to 1980s, which puts the VA appraisal items squarely on the older-house list, and a large share of it has been rental stock. For a VA buyer it is the shortest commute and the smallest payment in Columbus, bought with an inspection and open eyes.

East Columbus is the side of the city the post touches. The neighborhoods along Buena Vista Road, Cusseta Road and St. Marys Road run right up to Fort Benning's boundary, the main gate is minutes away, and Sand Hill — where the infantry trainees are — is closer from here than from anywhere else. It was built in the 1950s through 1980s for the post's workforce, and it has stayed the working-class, lowest-priced part of Columbus ever since.
Who lives here and why
Drill sergeants and cadre who want to be five minutes from Sand Hill, junior families stretching a budget, and investors who rent to both. The reasons are commute and price, and they are good reasons. What east Columbus does not offer is the newer housing or the schools families move north for, and the trade is made with that in view.
The commute
Five to fifteen minutes to the main gate and to Sand Hill, on surface streets rather than I-185. That matters for a drill sergeant whose day starts before dawn. Harmony Church, on the south side of the post, is reachable from here as well. North Columbus retail is twenty minutes across town.
Housing stock and what the appraiser sees
This is the older-house list, in full. Roofs at end of life, electrical original to the house, cast-iron sewer laterals that fail, crawlspace moisture, peeling paint on the pre-1978 stock, and termites with a WDI inspection as standard practice. Flood zones along Bull Creek and Upatoi Creek take in some east-side streets, with required, escrowed flood insurance. None of it is disqualifying; all of it becomes a condition on the Notice of Value that someone clears before closing, and the appraisal page covers how. The loan angle
East Columbus prices are low enough that the loan is rarely the constraint: full entitlement, no down payment, and a payment well under what Fort Benning BAH carries — the BAH-to-payment calculator shows how much room. That surplus is worth spending on the inspection and the repairs. Buyers on a second VA loan run the second-tier calculation, which works here without a down payment in nearly every case. Georgia's § 48-5-48 exemption for 100%-rated veterans eliminates the tax bill outright at east Columbus values, and Muscogee's homestead assessment freeze locks the taxable value at purchase; the Georgia benefits page covers the state side.
