Short answer
Harris County is where Fort Benning families go for the schools and the land: Cataula, Ellerslie and Hamilton, up I-185 north of Columbus, with newer custom and semi-custom homes on larger lots and a school system families rank above the city's. The price is a longer commute — I-185 end to end, thirty to forty minutes to the main gate — and a county premium on the same square footage. For a VA buyer the lots mean wells and septic, which VA tests, and the price band is still inside a no-down-payment purchase for most files.

Harris County is the rural county directly north of Columbus, and for two decades it has been where Fort Benning families move when the schools are the deciding factor. Cataula and Ellerslie, unincorporated communities along US 27 and I-185, are the closest to the city; Hamilton, the county seat, is farther up, and Pine Mountain and Callaway Gardens are the far end. The housing is newer custom and semi-custom on lots measured in acres rather than feet, and the school district is the reason the county exists in these conversations at all.
Who lives here and why
Officers, senior NCOs, DoD civilians and contractors on longer assignments, dual-income households with one commuter in Columbus, and families who came for the schools and stayed past the tour. The trade is time: everything is a drive, and the post is the longest one.
The commute
Thirty to forty minutes to the main gate, nearly all of it on I-185 from the Harris County line south through Columbus to the post. It is a freeway drive and it is predictable, but it is the full length of the city every morning. Sand Hill and Harmony Church are farther still. A soldier who reports before dawn and a spouse who works in north Columbus can both live with it; a drill sergeant usually cannot.
Housing stock and what the appraiser sees
The lots are the story. A large share of Harris County housing is on private wells and septic systems, and under Chapter 12 of the VA Lenders Handbook that means a water quality test from a lab acceptable to the local health authority and, in most cases, a septic evaluation before closing. Budget the time and the cost, and expect the lender to condition on the results. Acreage also thins the comparables: a custom home on five acres has fewer recent sales to value it against, and the Tidewater process comes up more often than in a subdivision. The loan angle
Harris County prices are the highest in the Benning market, and full entitlement's absence of a VA loan limit is what keeps a no-down-payment purchase on the table at the top of the band. What Fort Benning BAH carries here is worth running honestly on the BAH-to-payment calculator with the county's tax rate, because the payment is larger than in the city. A second purchase with a VA loan still open elsewhere is a second-tier calculation that, at Harris County prices, can produce a modest down payment.
