Is North Clarksville a good place to buy near Fort Campbell?

North Clarksville is the part of the city that exists because of the post: the neighborhoods that spread out from Fort Campbell Boulevard — US 41A — toward the gates, along Tiny Town Road, Peachers Mill Road and the 101st Airborne Division Parkway. It is where a soldier's rent check has gone for fifty years, and where a lot of those rentals were bought by the last soldier to live in them.

Who lives here and why

Junior and mid-grade soldiers, single or with families, who want the commute short and the payment low. The stock is 1970s-to-2000s ranches and split-levels on small lots, with some newer subdivisions off Tiny Town Road, and a large share of it is owned by investors and former residents who kept the house at the last PCS. That produces two things a buyer should know: there is always inventory and always a comparable sale for the appraiser, and a lot of houses have been rentals for a decade, which shows up in the roof, the HVAC and the water heater. The north-side schools are in the county system like everywhere else in Clarksville; families with strong preferences tend to go east to Sango.

The commute

Five to ten minutes to Gates 4 and 7, which is the whole case. The Highway 76 retail corridor and I-24 are fifteen to twenty minutes across town. Kentucky-side gates are a short drive north on 41A. The Fort Campbell guide maps the city by direction.

Housing stock and what the appraiser sees

This is where the Minimum Property Requirements do real work. The VA appraiser flags what a former rental tends to have: a roof at or past its life, a furnace or heat pump that does not perform, a water heater on borrowed time, peeling paint on the pre-1978 homes, and wood-destroying insect damage in the crawlspaces — a WDI inspection is standard practice on Tennessee VA purchases. None of that kills a deal; a repair condition is a negotiation, and sellers who have rented the house for years expect it. Radon is common and not a VA item. The loan angle
