Short answer

Sango and the east side of Clarksville are where most Fort Campbell families with children buy: 1990s-to-current subdivisions, the newer schools in the county system, and a ten-to-twenty-minute drive to the gates on Highway 41A or 76. It carries the higher band in the city, and that premium is schools and construction age rather than commute. For a VA buyer the loan is straightforward at this band; the things to check are HOA dues on the newer subdivisions and the tax bill, which is low by national standards.

Sango is the east side of Clarksville — the area along Highway 76, Sango Road and out toward Rossview Road — and it is where the city's growth has gone for twenty-five years. It is not a separate town; it is the part of Clarksville that families ask for by name because the schools are newer and the houses are too.

Who lives here and why

Mid-grade and senior NCOs, warrant officers and officers with families are the core buyers, along with Nashville commuters who found Clarksville cheaper than Middle Tennessee's suburbs. The draw is the Clarksville-Montgomery County schools on this side of town — Rossview and the Sango-area campuses — and subdivisions built from the 1990s through today with three- and four-bedroom homes on modest lots. The trade is price: Sango and Rossview carry the highest bands in the city, and a 1990s house here costs more than a newer one in North Clarksville. It is also farther from the post than the north side, though not by much.

The commute

Ten to twenty minutes to Gates 4 and 7 on Fort Campbell Boulevard via Tiny Town Road, or across on Highway 76 and 41A. I-24 is close, which matters for a spouse working in Nashville — forty-five minutes to an hour on a good day. The Fort Campbell guide maps the city by direction.

Newer stock keeps the Minimum Property Requirements simple. What comes up: drainage and grading on new-construction lots in the rolling terrain, radon (common in Middle Tennessee, not a VA requirement), and on the 1990s subdivisions, roofs at the end of their life and the deferred maintenance of former rentals.
